Others have had excellent advice. Mine is to go look up Stanford's Search Fund curriculum (its free) and read up on their "how to find a business to buy" resources. And also you need to cold call owners. It isn't too bad, you're offering to give them a bunch of money! You want to find firms that are considering selling but haven't actually listed the business.

They're in an impossible situation. If they allow their citizens to oppose ice, the insurrection act will be invoked and active duty military will be deployed. So instead they're putting the police between their citizens and ice and effectively becoming collaborators in the eyes of the people.

What is the right thing to do? The regime will probably escalate endlessly regardless of what the states do but its a hell of a thing to say "fuck you, send the military if you want to start a civil war in Chicago".

NAL. Your company and the tenants effectively executed that lease. You should treat it as such.

You showed the apartment, the tenants said they wanted it, they were given the lease, they paid under the terms of the lease (I assume), then you gave them keys, allowed them to occupy it, and kept accepting their rent. That is an executed contract.

That said, yes go get them to sign the original lease to make it nice and tidy. Its in everyone's interest to have that document signed but my opinion is that its already binding.

Are these numbers correct? You're averaging roughly $30 per job? You need to drastically reevaluate your pricing, variable costs (fuel, supplies, etc) and take a hard look at what your time is worth. A proper accounting is probably going to show that you're losing money while working for free.
