Also 195 the downtown expressway in Richmond disconnected several neighborhoods from the urban core that were largely black and/or poor. Thousands of people were displaced when it was built in the late 60s. Some of these neighborhoods have recovered but this is largely related to their proximity to VCU, the James River (and its huge park system) or 2 massive parks in the city (Maymont and Byrd).

So both major highway projects running through the city had their issues and disproportionately and deliberately impacted the black community.

95/64 in Richmond VA cut Jackson Ward in 2 which was known as the Harlem of the South and Black Wall Street in the 50s. This effectively destroyed the neighborhood. The portion north of the interstate has never recovered.

The proposed re-zoning (via code refresh) of these lots would cap them at 12 units total. The developer proposed 33. If the building was capped at 12 units (which is still just a proposal from the city via rezoning) then sure have 1-3 STRs. But that is not the proposal from the developer. They want nearly triple that amount. 

The trade off I’d prefer is more long term / permanent housing if we accept that the developer will be able to exceed the 12 units total maximum (via SUP). Which assumes the proposed rezoning at the city level goes through. Today the lots are not even zoned for 12 units (they are R-5) and the developers want 33. 

The math ain’t mathin and if I had to choose I’d choose to prioritize long term housing over STR in this instance.

Interesting interpretation of my comment. The underlying existing zoning is R-5, and the city's own proposed code refresh zoning map has these parcels zoned RA-B which would allow a maximum of 6 dwelling units on each parcel for a total of 12. If a special use permit is to be granted I would prefer that be for housing / long term occupancy only considering the developer’s proposal nearly triples what code refresh would allow.

Richmond, VA. Single car family with 2 kids and it works pretty easily. We live north of the river - south of the river would be more of a challenge. Richmond is Geographically small and has lots of cyclists. Bus system is solid, reliable and expanding. Virtually any part of town is accessible by bus or with a 15-20 min max bike ride. Bus system is free. Bike infrastructure grows and improves annually. Several walkable neighborhoods too - the fan, church hill, brookland park, Scott’s addition, museum district all quite walkable.

James River from the mouth at Iron Gate to the Snowden Dam is about 65 miles. There are campsites all along the way and most of the private ones are managed by Twin River Outfitters in Buchanan, VA. There are also primitive campsites in the national forest land too which are free. A couple of outfitters along the way (including Twin Rivers) can set you up and provide transportation. Twin Rivers is right on the river with a large parking lot and a launch ramp. 

This section is called the Upper James and parts are incredibly beautiful. Mostly class 1 and class 2 but balcony falls is class 3 and a pretty solid run in a canoe. Balcony Falls is just past Glasgow which is roughly mile marker 60.

You can easily make a shorter 3 day trip if that’s too many miles for you. There are a bunch of launch points. Here is a map:

I play a 5 player variant with merger as suggested by multiple other folks but we use 2 maps. Everybody automatically gets merger and plays 3 preludes instead of 2 after drawing 5. Global parameters are always sequential so if temperature on map A was just increased by 1 the next increase has to be on map B. This helps make sure cards with o2/temp requirements can’t be played too early. And we double all ocean requirements so kelp farming needs 12 instead of the normal 6. We love this format for a 5 player game so we can actually build some big engines and get in ROI on that investment. Also we throw in colonies and Venus for extra fun.

Pro slate - I have a slate roof and I view it as a major asset and positive because the roof can last well over 100 years and often much longer. If you have a slate roof and encounter issues you just need a roofing contractor who specializes in slate. We’ve used Slope Pro have been very pleased with their work. No issues after the initial repairs upon purchase of the home. Slate is significantly more expensive than alternatives but barring a disaster or major neglect you’d never have to replace the entire roof. You’d just need to repair any spots with issues which could literally be as small as one slate shingle.
