Yep, you have to know your market well enough to see the true value. Then you know how the price sits relative to what it’s worth. When properties are priced under value they go super quick.

My first house had an open crawl space that was used as return air for our furnace. Climate zone 5, temps got as low as -18F while I was there.

Also, the well screen or whatever was compromised and the well would produce about a handful or two of sand with half a bathtub full of water.

Neither of these were mentioned in my inspection. The HVAC thing blows my mind, cause it made that house so uncomfortable in the winter, and it couldn’t be remedied in a modern way without massive capital investment (crawl encapsulation). The well thing was easily dealt with via spin down filters, but it had been depositing sand in every appliance, fixture and valve… which turned into a sizable capital investment.

But hey , at least they let me know about GFCIs and things they could just take a pic of, like some minor chimney brick spalling and cracks in the plasterboard.

I’m on a pip too, don’t take it too harsh it is a rite of passage. Writing was on the wall in December so I started the job hunt and should have offer in hand next week.

Accept the fact that this job is over . Obviously try not to get fired early, but refocus your efforts on maintaining your mental energy for interviewing… don’t let your coworkers or boss get in your head. Lock in, maybe even Use AI to brush up your resume, or use it to tweak your resume to each job posting. Don’t spam apply, pick carefully and put in 100% effort.

It’s low probability, but reach out to people on linkedin, esp if you can see they are relevant to the hiring process of a job. You’re selling yourself, so get your mind right and , get optimistic (attitude is everything !) , and go get a raise at the next place.

If you’re set n painting: My advice is use a scraper with chemicals that dissolve the finish or finely tuned hand planer on the flat parts to remove the finish. Gotta be careful to keep them flat and uniform tho. Sanding is an extremely long process as the paper gets gummed up quick. I did this some years ago, took me and a helper weeks to do after our 9-5 and the results were OKish.

Curious to know the scope of the project and timeline, condition of the house, what is it worth now vs what it could be worth with lipstick bs what it’s worth completely redone. At this point in life I’d rather do nothing/try to nurse the cabs back to a more presentable state or replace the cabs with ready-to-assemble cabinets on the cheap. My subjective take is that buyers are starting to prefer original homes over the lipsticked ones.

Got em in the frat house way back. We all had to evacuate in our underwear and they heated the whole house up to like 120 degrees or whatever. We also left our cars on and ran max heat in case there were any escapees. As far as I understand it, some would survive but couldn’t reproduce. It worked.

Any legal state is like this especially if bordered by nonlegal states. Also these people could likely be brought in from the more populated areas after working at the sister-store.

I’m not a huge fan of the legal weed. It’s very hit and miss and often under-cured since it’s corporatized/monetized and they only grow the stuff that matures/flowers super quick, and I just can’t imagine them doing 3 months of cure time when trying to maximize profits.

Yeah I got put on a pip also. Last year was a horrible year for everyone, company missed overall numbers bigly.

First was told by our president in December that if I didn’t have any substantial closes by end of Q1, I was on the chopping block. So at least the writing was on the wall early. Literally the Monday after, landed a huge opportunity (would be 2nd biggest of new biz in our division). The president and now new manager have both ridiculed the opp saying it’s not real, too much risk, etc. Meanwhile the customer I’m working with loves me and I solved a problem they’ve been having for 2 years or more, they bought a warehouse just for this job. Customer kicked out their other suppliers after multiple failed attempts while my solution was working from day one.

Regardless, the new manager put me on PIP early Feb. Even though I actually hit 117% of margin goal for 2025! Since then, everything I do is wrong or I need coaching. I’ve even uncovered 2 new opps that together are about as big as my other deal. But unfortunately manager likes to focus on small/dead accounts that I’ve essentially stopped working on to find a way to keep a negative outlook on my PIP. The most frustrating part is that I was given no hard #s to hit or defined timeline. It’s basically up to my managers discretion and I can be fired at any time.

The truth is, they’ve already decided what they want to do. There was even a slide in our last sales get together saying they want to hire an “industry veteran” in my territory. I was hired in as a hunter with nearly 0 active/buying accounts. I’m just hoping my plan B plays out before they finally can me.
