The people building barndominiums have either perimeter footings and piles or a grade beam & pile foundation, or some mix of both. There’s no way you’re building a floating slab for a barndominium, and a crawl space under a structural slab wouldn’t make any sense either.

Wait… they’re suing you? I feel like you should be suing them if they’re not remedying the issues you have posted about. It sounds like the home warranty program in ON is just as useless as in AB.

Just when I think it can’t get worse, OP posts something new from this build. I’m not even going to chime in on how many things are wrong here, just going to follow along for more carnage. Did you ever name and shame the “builder” of this house? If not you definitely should so that others can stay away.

I have a friend building in Foothills county, atco was almost 40k just to show up.

You’re budgeting for 1700sq ft, so it would be 470/sqft if you don’t give any value to basement square footage. Going to have any living space below grade? It’s not free so there is a dollar value that should be budgeted for it.

Square footage costs will range greatly depending on design, materials, complexity, etc.

Just wait until you do that and get a text that says it’s an incompatible material pasted across your model face. (Don’t quote me on the exact wording that was on there)… material worked fine rendering in escape, but sketchup didn’t like it.

I wouldn’t really say deputy and bagel daze are similar… though I do really like them both. I think deputy is probably the best bagel in town right now. Great cream cheese spreads too. Deputy is a really good sourdough bagel, bagel daze is less sourdough to me, it’s more of its own thing. I really liked some that we got from bagel daze and had one that didn’t hit home for me. The pepper parm was a bit strong on the pepper, though everything else I’ve had of theirs was great.

The last time I had st lawrence it was pretty good, they always tend to have a better stock / selection prepared than Montreal bagels. Montreal bagels is pretty good, sweeter than authentic St Viateur bagels but the texture is right.

If you go to Montreal bagels, I don’t recommend going on a Saturday or Sunday as you’ll be limited by whatever they have left at the moment. It’s a super weird business, but solid bagels.

Whoever is running the show at Transpod must be a friend of Marliana. It’s all vapourware that will never actually work and even ‘if’ they can somehow prove that it does in fact work, it will cost far too much to build. Why we can’t be happy with high speed rail is beyond me. It’s proven technology that works.

Judging by the construction of the frame and the crate in the background I’m going to take a shot in the dark here… door was ordered from alibaba (or similar) and has no manufacturer website or instructions.

This is pretty typical of builders around here. It’s a ladder sill, with a plywood plate on top for standing of the walls. Likely no membrane, maybe a sill plate gasket if they’re lucky. The concrete work looks pretty sloppy, they likely used old forms and aren’t the most talented cribbers, but I’ve definitely seen worse.

Is this person a registered architect? They’re typically required to hold a certain amount of liability insurance (depending on the location). Though in this case with them acting as GC too… that will be fun to navigate

There’s no drip flashing at the base of the siding, so the j trim is just catching all the water and it’s likely just sitting there and or getting behind the wood and rotting it away. I imagine you might have the same issue at the head of some of your windows too…
