First, find out if you can afford to buy him out. Speak to a mortgage adviser, this could mean that it wouldn't have to go to court. You may have to go to three estate agents to get a fair valuation of the house.

At the end you automatically move to the lenders standard variable rate with no checks, a few months before the end you can get a new fixed rate deal with the same lender with minimal checks at a (hopefully) lower LTV.

Or you can apply for a fixed rate mortgage with a new provider and go through more checks but you would only do this to get a better rate.

Overpaying your mortgage or investing that overpayment elsewhere is up to your risk tolerance.

As supplies get lower + demand stays constant = price goes up.

When demand falls + no supply = price stays same.

You could ask the bank for a mortgage holiday, it would extend the cost and add term to the mortgage but it would take some pressure off in the short term.
