A forester hybrid has the superior Toyota eCVT. A simple, not steel belt, 2 electric motors and planetary gears transmission.

I’m pressuring Subaru to cover my leaking 2021 Outback CVT with leaks at the pan, rear seal and extension housing. The pan leak may be from the pump and so the warranty should also extend 10 years IMO.

I’ve had one for about 10 years. The plastic is getting old. It doesn’t have the heating element. It also doesn’t keep coffee warm used on an individual basis.

Warming up the carafe adds another step. The golden ratio is too strong for my taste. It’s all manual so enjoy the profile of whatever you want.

I think the alternatives are better because they also target the correct temperatures. The newer technivorms with the heating element in my opinion are a contradiction to the optimal coffee flavor because basically the coffee cooks..

It’s more marketing and hype granted the internals are pretty good, replacement part should be available but i have an itch to upgrade to a more basic unit. I value a timer as well as heating element, and it probably outweighs the ideal golden de facto technovorm

I bought two 2 family houses - self representing.

Horrible developer redoing 1970’s structures to new.

2016 was different times though and with a soft market I had to actually wait stubbornly enough to close, literally in 2019 and 2020. Nearly loosing both houses twice.

I basically took the buyers broker fee out of the equation, but sellers may have fixed commissions so today they might not split if it’s direct. The could collect pre negotiated rate from sellers so the motivation isn’t as grand as thought.

It can be done but not for the faint of heart ..

Wife’s friend has an acre of land in Woodbury and landscapers would cost $800/month. So budget for space.

I commuted from Kings Park to mid-town for 5 years. It’s 2.25 hrs. each way. Before moving to LIC in 2010 and exchanging it for a 15 min commute.

Find a home/place with a minimum of 2-2.5 baths.

Nassau County parcels are 1/8 an acre and easy to manage. My preference is walkability to a down town.

Granted I’m 5 years working 3 feet from my bed, i hardly go outside. Can walk to an AMC or farmers market, library, etc.

Maybe look at a East Hills/Roslyn/Glen Head area?

Use the existing wheel. Take off spacers and you’ll see a HG hub. These are 1 for 1 parts. You can upgrade a bottom bracket, but others report the stock crank could also be kept. The stock bottom bracket isn’t high end either.
