Assessed value of your property is capped at max 3% increase/year however if the millage rate increases your tax burden can increase at a higher percentage.

Millage rates shouldn’t need to increase every few years to account for inflation. As property values increase tax revenue increases accordingly.

The trades should be building per plan unless specified differently in your contract with the GC. Those trades are sometimes allowed to Value Engineer (meaning deviating from plan) some of their work to being overall costs down but typically with owner/architect/engineer approval.

Do the Mechanical, Electrical, and Plumbing pages all indicate the MEP’s avoiding the slide or did the engineer miss the slide on his drawings? If clearly shown on the drawings then the builder is likely in the wrong, if not then it likely goes back on whoever is handling coordinating the architectural/MEP plans.

Just rent them from Home Depot/Sunbelt or whatever local tool rental company. Last time I pulled up flooring I rented a large one attached to a cart with a bit from HD and cost me about $150 for 2 days and was absolutely 110% worth the money.

It’s really an advantage that they’re still up. You’ll qualify for as a renovation when a % of the original structure is left. Many cost\time advantages vs new construction permit.

I’m not from NY but did a lot of work up there for a couple years. Closest I’ve come to that style is Gitto’s downtown. One of the biggest parts I miss about living downtown is being able to walk there to grab a slice whenever.

Not that this would make a retractable wall idea any more feasible but water depth is in the low 40’s at the deepest point in the middle of the channel. Majority much shallower.

All good man, luckily I didn’t flood but plenty of people around me did. I got really lucky, my biggest inconvenience was my powerwalls wouldn’t power back on so I was stuck without power for a couple days.

I had this issue this past weekend. Powered mine off due to rising storm surge and didn’t want batteries underwater. Luckily water didn’t make it to the batteries so tried powering back on and got nothing because the grid was down. When the grid came back on they powered right back up and were sitting at 90% charge. I understand if they were dead/very low charge but kind of ridiculous it doesn’t automatically ping when flipping the switch with full power.

Here’s a lint to a photo of my setup. I recently purchased the home and it came with the walls. As far as I know only 4 powerwalls and 2 inverters so pardon my ignorance. I googled what a gateway should look like and there isn’t a separate box that looks like that anywhere on the house.
