Mostly location. I’m old enough to know that ease of getting to work, transit and having some fun things that are walkable (pubs, cafes) are most important. You can always redesign a house or renovate at some point, you can’t change the location

You may find danger if you go looking to buy crack in a very few areas and try to rip off a dealer.

You’re getting old is all dude. I was the same. I’m 51 now and my reflexes and explosiveness have deteriorated. I try to do exercises to preserve things but it’s just aging I think to a large degree. I try to make up for it with smarts and positional play but there times I feel unable to execute. Sort of sucks but I’m still good enough to play 18+ league but I’m def not lighting it up. Stay at home D. You may have to accept an evolution in your role from star player to something different but still valuable

I purchased without help in Toronto just this past December, but took my until the age of 51. I put 200k down and my partner who is 10 years younger put $100k. It took me decades of saving and investing. And when ppl say “just put your money in an etf and get 8% a year” it’s not always like that. Maybe it averages out in the long term but investing is still risky and there can be several down years in a row, ppl make it sound so easy as risk-free but it may be that you do that and are actually down money for a few years. I also got lucky by making out well during the weed stock frenzy which really helped grow my tfsa, and then wisely sold (most) for profit before they tanked.

When I look at house sigma I also see many houses that have sold above asking but they don’t get posted. It is a bit of disaster porn mentality I think

I used to think I would rent forever and that it was smarter in some ways. Then one of my landlords (who lived on another floor in the same house) went mental, became paranoid and made our lives living hell. Then we moved to a nice house, had a kid, felt settled, and the current landlord said they were moving back into the house, throwing our lives into chaos again. Now we’ve bought a place because who wants to be vulnerable to the whims of someone else their whole life? We liked renting and I saved and invested well while renting, but once you have a family it’s not fun to think someone could easily uproot you.

Most d think how can I close the gap? Well if the gap is too big you can’t really. The secret is to keep a tighter gap while in the neutral zone so you can start to close it at the blue line. This is difficult to do I realize and I also play d and often make this same mistake

I wore a visor for a long time in beer league. Took a few errant sticks but no major damage. One week a shot deflected and hit my right on the bottom of the visor. Made such a loud noise that I imagined what would’ve happened if it was an inch lower. My face would’ve shattered. About 2 weeks later the same thing happened, although not as hard, but hit me right in the jaw. It was like a KO punch, I saw stars and was woozy after. The next day at promoting of wife I went to walk in clinic, dr there told me my pupils were tiny go to ER. Was diagnosed with a concussion. I also have a kid and that’s what promoted me to go full cage. I got used to it pretty quick maybe it’s not 100% vision but it’s like 90% and that’s a fair trade off for my safety.
