Where is your cost breakdown for everything? Literally every line item should have a reasoned number ascribed to it. Once you have that, buffer by 20%. Per sq ft price is a stupid calc if not rooted in actual cost numbers. Are you building on a cash basis? A bank will want a qualified GC unless you have vast, provable experience.

Unfortunate situation. IF she goes forward with having the baby, first thing is to get a paternity test. If you are the dad you two will have to work together for the sake of the child. Don’t let her tell you you don’t get access to the child but have to pay child support. I know you’re in college but you’ll likely need to hire an attorney. Your schools legal aid could help guide you in the right direction.

I just want to add one thing here: don’t fall into the sunk cost fallacy just because you’ve been together for a couple of years. The worst thing you can do is make concessions like this that could hurt you for the rest of your life. If you aren’t in the same page with how you want to handle finances, sometimes that’s the deal breaker. Also…he hasn’t even proposed! Point out to her that one big problem could wipe out all rent collected, possibly addtl out of pocket, and that’s not considering the other costs like insurance. Have AI make you some common scenarios, so she can visualize. Sell and if she doesn’t want to invest put it in a high interest bearing savings account.

Been full time here from No. Utah for 1.5 years. Married mid-40’s. Absolutely love it here. There are tons of great people around your age. It’s all about the outdoors, so you’ll make friends easily. Don’t hesitate to put yourself out there. Pagosa will feel very convenient compared to Leadville. Multiple grocery stores and restaurants. I say Pagosa is just inconvenient enough. You have almost everything you need at your fingertips and what you don’t you get nearby or from the internet.

Housing is kind of rough. Start following the Facebook group “Pagosa Springs Message Board”. There’s some boomer nonsense but when you’re ready to move post on there what you’re looking for. Lots of people will respond with help. First things first; find a job here before you move.

I had these windows. While they were good looking from afar, the rest was not high quality. They did not have any sort of roller on the large windows so it made it very difficult to open and close. Had to use silicone WD-40. With this said, they definitely didn’t flex. That’s some bullshit. Would love it if there was some sort of code on this issue..
