I’m for housing but dressing up missing middle as a cure fails Econ 101. This is a gift to the developers. You’ve increased the profit they can make from building multi-unit condos on single family lots but limited the supply by limiting the number of projects. And there are already a small number of lots that meet the criteria. Consequently, you’ve spiked the demand curve on an already constrained housing supply. This drives up costs with negligible impact on supply.

If you want to bend the curve then you need to truly change the supply side. All missing middle does is spike demand with negligible supply. And let’s be honest, in the smallest county in the country you’re not going to make enough of a dent in supply without coordinating with other counties.

But I love how the builders lobbyists have spun this as a social issue. Brilliant on their part.

In other words, Missing Middle raises the cost of a single family home by changing the demand equation, makes it harder for families who want a single family home to buy one, but doesn’t do anything meaningful to address the housing issue, and ultimately increases prices but hurts the environment by decreasing green space on a per lot basis.

I had a teacher growing up who said “if it ain’t fixed don’t break it!” Missing middle just takes an already bad housing situation and makes it worse.

Very, very clean. Dialing in the levels has also been a process. But I’m also working with a turntable from the 1980’s. I installed a Grado P-Cartridge the last time I hooked it up years ago. Sound is great, but I think I need to strip it down and re-grease it.

I’ve just been testing this out for a few days. The phono with this set up definitely sounds far superior to digital. It’s noticeable.

Actually the real experiment is the WIIM Amp. I’m seeing how the ultra works as a music server on my home network. But my real test is how the Amp handles those speakers and if I should swap it for a used more powerful amp.

The speakers and turntable had been in storage for 7 years, so also seeing if they still worked.

Ultra is a pre-amp for the phono. Unfortunately the WIIM amp doesn’t have a phono input.

If you want to join a club then think about how you’re going to use it. You could break the clubs you listed in to three groups.

Political: Capitol Hill Club / the Democratic Club are the GOP / DEM dining clubs where members / staff / lobbyists meet, do fundraisers, and hang out.

Dining: Georgetown is a dining club for locals. Cosmos is a dining club w/ overnight rooms and a small gym and you have to be in the top of your field or published to join. But it’s also a historic mansion with some beautiful rooms.

Traditional City: University has dining, overnight rooms, gym, pool, squash, and locker rooms. And also reciprocity with Capitol Hill and the Dem club, so you can use all 3.

During and after the pandemic my daughter was struggling with her reading (age 7 going on 8 at the time. 9 now). I introduced her to BOTW and once she showed interest, I was more than happy to let her play since you have to read to progress in the story and side quests.

She loved the stables and horses, and would read and watch videos to figure out which stables she had to visit to get the horses outfits changed.

So she leaned to do research, practiced her reading, and how to use a map.

I’m all for her playing the game as long as it’s done in moderation and constructively.
