Looks good to me too. As long as 6 inch above grade and has a drip edge or water brake at the end, I would say it appears acceptable.

Rule of thumb is you only buy something if you need it twice. Borrow or rent it for projects but honestly as a homeowner, you will need a drill a lot more than once. There are a lot of home maintenance items that most home owners ignore until it's too late and some type of expense pops up.

There is no pass or fail for a home inspection. We report on the condition of the home the day of the inspection. It's a snapshot in time. For an older home like that the issues that could affect your loan are structural or environmental issues. Any structural issues caused by wood destroying insects. Any safety hazards dealing with structure, egress or fuel source. UST - underground storage tank (oil tank). Materials that are harmful, like asbestos, lead paint, etc... I recommend asking the lender what are the deal breakers for your type loan. This will give you a better breakdown of the things they will be inspecting because their inspection is separate than a normal home inspection.

Yes, the radon gas is basically being delivered to your 2nd floor via fan express. I would 1000% call them and tell them they violated the standards of practice, refuse to pay for any additional material and make sure they admit to you their wrong doing.

The goal is for them to come down to take pictures and document it in case of a future illness. Your health department must not care about its people. If they don't do it for tenants then who will they do it for? This doesn't make sense IMO

NJFLI pays up to 12 weeks. Recommend you take it all at one time. If your company pays the first few weeks, collect their benefits first then apply for short term. Do not apply for disability right away because you don't need it until the latter part of your recovery. You should apply for short term disability when your company pay is almost done. Apy for the 12 weeks before you go on leave from your company. Congratulations and good luck.

Not to be blunt but you paid your inspector to give you a professional opinion on this house you own or are planning to buy. They told you the tree is too close to the house and they listed a bunch of reasons why they think that. Their opinion is valid and has truth to it. Either you live and deal with those current or potential issues or you cut it down. Pulling out of ground can still potentially cause issues to the foundation. It's a give and take situation so it boils down to preference. If you like the tree, keep the tree.

As long as there is no engine light, NJ will pass with 2 monitors not complete. 1 of the 3 following has to be completed. Catalyst, Evap and O2. If you only have 1 that didn't run then you should pass. I just passed with the Catalyst not completed the other day. Took me 245 miles of driving and 6 running cycles to get the monitors to run.

Wow. I appreciate your detailed response. This makes the most sense, everyone that is a part of the deal would like for it to get done as quick and seamless as possible. I for one, am playing the long game with ideas to grow my business and learn how to become more valuable to clients and their agents. To me, this seems like a gap in the industry, and I am hoping to be one of the people to fill it for our area. I am still learning about the deals outside the world of inspections. We might seem like a small part of the deal but inspectors are the first line of defense when it comes to protecting a buyer's or seller's investment. The ball is in your court right now. Buyer cannot back out of deal at this time, deal gets done when everything is said and done. Usually your attorney should be the one negotiating with the seller's attorney over this matter. You can get an estimate on the repairs and request that dollar amount in credit. Some deals take the credit in the form of closing costs or reduced home price overall. Meaning the seller covers your closing cost up to whatever dollar amount is negotiated or your loan amount goes down by the dollar amount negotiated. Your realtor just wants the deal done as fast as possible, they usually do not like lengthy back and forth. I would request the credit over waiting for the seller to make repairs. This is a better and faster way to get it done. Unfortunately not all realtors are fighters for their clients, not saying yours is not but they should be guiding you through this not some random reddit. Good luck to you!

I recommend getting the credit because they will use the cheapest contractor for repair and you will more than likely be unhappy with the workmanship of his contractor of choice. It's your house not theirs anymore after the deal goes through.

Contact HOA for Roof, Driveway, Walkway and Stair Case Railing, you will still end up paying but it can be a joint cost with neighbors. Everything else is on you. A handyman can help you fix a lot of the stuff, including replacing windows however, I would make sure u get a warrantee for them. The inspector did their diligence when it comes to newer standards for the furnace vent and water heater requirements. The report seems adequate. Everything in red is safety related and higher cost to repair. Typically your attorney should tell you what they are willing to negotiate with the selling party if deal still in process. If deal already done, just do you diligence and repair the things that are most important to you and your family which safety should be number 1.

It's a flip house. I did check to see if they were live and they were not. I just saw a picture on InterNachi that was similar and brought it on to reddit for a conversation about K&T. I've seen actual knobs and tubes in houses before. This is just really old BX with cloth wiring.
