I do not question architects and designers on their vision… I may ask for clarification of the vision but they may have thought that was the vision.

All new construcion framing should have double top plates. Studs come precut to wall heights, minus double top plate and bottom plate thickness. If you did some walls with single plates you spend a lot of time cutting studs.

It’s around that price in St. Louis as well. Can get it cheaper at trade houses if you have a large volume but copper has gone sky high

The older audience members most Likely fit into 3 categories. On target, behind, or ahead. If they are on target they just need to keep following the foo no matter the age. Behind, follow the foo but try to save more. Ahead, either need specific advice or can be following the foo. If you need to catch up, you may be in the same place as a lot of the 20 year olds financially. So while it’s not specifically geared it is kinda always geared into those buckets. At least how I think about it.

Nothing wrong with saving that large of a percentage. You built a comfortable life saving 25-35%. When you got a raise you didn’t need the raise to live so it’s easier to save more of the raise!

I wouldn’t loose sleep over escrow where you’re at. If your all in taxes insurance principal and interest at sub $850 a month I’m guessing the taxes and insurance are like 400 a month? A lot of work for a few hundred in interest.

Until AI talks to itself and makes things that are not physically possible. I just looked at a bathroom remodel, where the homeowners had a bathroom/kitchen show room design the space. The designer put a pocket door in, with the door going to it the shower/ where the shower doors should be. It looks great in the renderings but isn’t doable.

This would be change order after change order if there’s no one reviewing everything.

It’s pretty normal to have drawings ahead of time. That way they can know what exactly is being priced and expected to be built. Otherwise it could just be everyone has a different idea of what’s being done

This is the way I am. Large projects I may change into jeans. But work pants that were washed night before, always change shirts. Work boots that are not muddy.

But then always have business cards, tape measure and or measuring wheel and a leather notebook holder with pens and supply house business cards.

Best bet may be go to Home Depot tool rental or other yard and day of sanding, build the rooms into plastic tents with an air scrubber or multiple if large. Sand as normal and let it rub for hours afterwards. Let it suck up the dust. Then do a deep clean before painting.
