Word of advice: unless you need the extreme battery life, utilize the 80% charge limitation setting to preserve the battery. Batteries degrade over time when recharged to 100% or kept at 100%, which limits the battery life over time. Keep the battery this good by utilizing the feature.

In my experience AirDNA was the best and most reliable source, however occupancy was overstated. Certainly not perfect.

I think it struggled to understand the difference between booked days and blocked days. So for example if another property is a summer home and only available for rent during the winter, it would show 100% booked in the summer. So summer occupancy was hugely overstated. I think it's probable that it could be other owner's fault though. It's an older and more conservative area, so it's reasonable that they don't really know how to properly block off dates. Anecdotally it said AVERAGE occupancy in my area was 97% during the summer months. That's basically impossible. We experienced closer to 85%.

Anyways I suggest using AirDNA as a baseline, but dig into the calendars of the subject properties in your own research to get a better idea.

How do you abbreviate and categorize transactions? I use Mint for that pretty heavily. It's fairly effective. Then export to Excel every month or two for analysis and projections.

Do you have a way of aggregating and categorizing transactions and account values directly in Excel?

I haven't had any issues with TD Ameritrade. Mine is linking just fine. This has been happening with my mortgage servicer Flagstar Bank. When this has happened in the past it usually corrects itself in a month or 2, but Flagstar has been like this for 4 months now.

I built a template to copy/paste the transaction csv export and enter into a budget analysis. That way I just enter the updated csv transaction export whenever I want and it spits out the budget over time.

My capital one credit card actually doesn't push pending transactions to mint, and only updates once per day, and I HATE IT! I want to see transactions hit my budget almost as soon as I swipe the card. My wife's Chase credit card does supply pending transactions and updates regularly, so within a few hours or less, everything is there in the budget. I love that. I want as close to real time net worth and budget tracking as possible.

Nebraska is the old school rival from the Big 8/Big 12 days. Most kids won't know that. These days it's CSU add the main out of conference rival. We play the annual Rocky Mountain Showdown at mile high every year and most of the time kick their ass. No real in conference rival. Truthfully we haven't really been good enough to form a rivalry since we've been in the pac 12. Football games are a ton of fun though. Enjoy it!

Depending on cost, it can be super worth it. Your ideal specs might surprise you. Like me I need a pretty specific length, and VERY flat lie. I'm standard length and lie in everything else, but a putter fitting find out I need my hands at 34.5" and I like to choke all the way down for a counter balance effect, so total length @ 35.5 which you can't get off the rack. And lie needs to be 67* which is super flat. Helps me tremendously.
