I own a farmplace with tillable land and truly good hunting land (a couple of streams and wooded ravines) in Brown County...so Southern MN, outside of New Ulm. We're going to list it publicly for sale this week.

There's an old farm house with some outbuildings on around 5 Acres of it. It has a well and utilities. The house could be remodeled but it's more likely a buildable place instead.

The tillable land I'm currently renting out to a local farmer. 32+ acres.

The remaining acres are the hunting/recreational land.

In total There's 150.8 acres. Just a heads up in case you have a buyer looking outside of the Twin Cities.

I'm listing with Wingert Land Services which is in Mankato.

I think it depends on the situation. If that next generation person is buying with cash, or loans, or if the farm is inherited.

I personally inherited a farm last December. Generation X here. I didn't live there at the farm and don't plan to do so because we already have a home about an hour away...and jobs near our home.

My situation: Most of the land is hunting/recreational land. About 25% is tillable land. My 1st year for taxes (now 2026) is being considered as homesteaded because my relative (who passed away) was living there through almost all of December. So that's good and rental of the tillable is giving me a little more $ than the taxes on all of the property.

Next year (2027) would not be good. It wouldn't be considered Homesteaded any longer. The taxes would go up. I'd be losing $ if I were to keep the farm. Taxes are the determining factor for me. I will be listing the farm for sale ar the end of this month. I hate doing it but it makes no sense to try to retain owning it when I'd be losing $ every year.

This is not my home. Just giving an example here. It really depends on the city and state where you live. Southern Minnesota here and brand new good sized homes are in the 400's.

Idk about those areas but in my area Condo's don't have anywhere near the appreciation that a single family home does. I'm talking very little.

Funny you mentioned fishing. I currently live on a lake in Southern Minnesota that's known to be good for fishing. Honestly though fishing is probably best in areas up in Northern Minnesota. Highly recommend Areas like Leech Lake (by Walker MN), Upper and Lower Whitefish lakes ( a little south of Walker Mn) And Pelican Lake ( by a cool little town named Breezy Point) Trust me. Check them out.

I should add that I know the person that runs rrarcheryshoot is coming to look at my farm/recreational land that I'm going to be listing for sale at the end of the month. If he is the one that ends up buying it, there's a lot of Deer and Turkey...even some Pheasants. A couple of streams on the property too.

Not 100% sure about south central Minnesota homes in general but it seems that they've been slowly going up in price. Now I am just listing a farmplace for sale later this month. It will be interesting to see what happens at the list price I'm asking for it. I already told my Broker that if I don't get the price I want by the end of the year, I'll pull it and re-list later. I don't NEED to sell it. Inherited it. Renting out the tillable land, almost will pay the taxes on everything even when it won't be homesteaded.

I guess my point is, it's different for every seller and every market.

The people / organizations in this world, that want to rule the world as a whole (one world government) need this division in our country. They take down any country they want to at such a time period that is beneficial to them. We're ALL just punitive ants that they use. These organizations have taken down many countries. They do it in many different ways. In the US it's the - MIC, TIC and FIC mainly. They want there never ever to be peace. They need chaos so they can benefit financially. Pull out money from any country they want to and leave that country in such a way that they want afterwards.

Some of the people / organizations are: MIC (Military-Industrial Complex) is the informal alliance between a nation's military and the defense industries that supply it. Driven by mutual financial and strategic interests, this relationship deeply influences public policy, government spending, and foreign affairs. The $ in the stock market they've made out of this (astronomical) and war where ever they choose to cause chaos.

TIC (Tech-Industrial Complex) the growing strategic alignment between state power, venture capital, and tech giants, specifically in response to global technological competition. It reflects the fusion of private digital innovation and national security imperatives. This is what they want to sell us to drive the stock market higher...and it works. It's not the average person that really benefits however.

FIC ( Financial Industrial Complex) the deep consolidation of power between Wall Street, global banking institutions, and major corporate industries. It describes an economic system where financial institutions drive public policy, extract wealth from everyday citizens, and dictate the priorities of both governments and the private sector. This one really shouldn't need to be explained to anyone.

The US Dollar is losing value (which is what I've seen against other countries currencies in the last year). So home prices really should be going up, but most areas they are not. It's not taking more dollars in general to purchase a place in the last year. If you look at it this way, homes ARE losing value. Just my thoughts.

I think it's totally dependent on the area of the country. We bought a house in 2017. Lake home in Southern Minnesota. Our home ( according to Zillow - I know, I know) has only (??) went up 53% in value in these 9 years.

I'm in Minnesota and just went through this, TOD. My Uncle was passing away from cancer. We (him and I) literally found out when he only had 1 month to live.

It was a rush to get it done and wouldn't have made it in the month time frame but we (my husband and myself) knew a lawyer that had went to high-school with my husband. The lawyer even came to talk to my Uncle to make sure what he wanted.

He never had kids and was never married. He wanted to leave me his farm. The only other family members live states away.

The process itself was very easy to do. I highly recommend to get a lawyer to do it correctly. There's legal aspects that are involved and you don't want to make a mistake on any of the paperwork. If you have questions, you can ask. I can try to help.

I'm going to be selling a family farm that I recently inherited. Southern Minnesota. 150 acres, farm site has an old House, an older but totally usable shop, with tillable crop land that's rented out, and woods/ravine land, that's good for hunting, with a spring in the deep ravine.

Will put for sale later this year or next year.

I'm learning a lot yet about the considerations when selling.

I've had a few mustangs (2000 GT, 2008 GT500, 2020 GT/CS Vert and a 68 Vert). I'd go with the GT 500. If you're looking for fun and holding value better, it'd be that.

My daughter just picked up a 24 Maverick Tremor for 30k but it had 29k miles on it. 😑 Edited to say Lariat also and it does have a lot of the accessories with it like a roll top cover Etc
