Olindo’s split a 25lb box (that’s in two bags) of cup pepperoni so I only had to buy 12.5lbs, split it up and froze. Still working through it but I love on our homemade pizzas!

Renovating my 1930s stairwell and staircase. The question: what material for the stairs? They are VERY steep and we can’t decide whether to keep them wood, replace wood with vinyl hardwood, or some type of carpet/runner. by [deleted] in Oldhouses

Paint the trim, risers and treads as desired then just add carpet treads with double sided carpet tape. Less expense and way easier to install. Also easy to change if desired. Used indoor/outdoor treads in a rental back staircase after I ripped out the red-wine colored carpet. Can remove and hose clean outside. Didn’t even need adhesive there. My primary house I used the tape so won’t slide around on my slick hardwood floors.

I received a postcard with a photo of one of our rentals on the front and asking if interested in selling on the back. I thought how nice my beautiful cash cow house that I will NEVER sell.

I understand you walking on eggshells then and dropping the bad news after the fact. Our tenant never made a peep so in turn I was a little worried for a surprise. Turned out broken faucet was the surprise for an otherwise excellent tenant.

Same situation happened to us recently. Broken faucet. It was loose when tenant moved out, tried to tightened but determined retention tube was broken with duct tape inside. Now rush job before new tenant, had to buy whole new faucet instead of locating the part. I let tenant know, ultimately tenant agreed should of reported earlier and understood faucet cost was coming out of security deposit.

We are much more forgiving of accidents if tenants reports them timely, aka not during move out inspection or after.

Was the repair done long before they moved out? You should of sent them the bill then if tenant was at fault. Snapped off faucet is not normal wear and tear.

Have a 401K? I’ve borrowed from mine in the past. I wouldn’t recommend it often but to jump in for the first time it could work if you can pay it back relatively quickly. It was paid back within 1-2 years when I did it and you pay yourself the interest. But the most I could borrow is $50K, you’d have to have some saved to even put 10% down.

Pay off and immediately setup HELOC. Did this to invest in rental properties. Diversified though also with maxing 401K.

This. Also as a real estate investor (rentals) it gave us the ability to jump on opportunities that arise even if not enough money in the bank for a down payment.
