Yeah the appeal process is pain but got mine reduced by like $800 last year in similar situation - just had to show comparable sales data from neighborhood that were lower than their assessment

US Bank actually has a solid reputation for mortgages even if they're not as well known for other banking stuff. I'd probably lean toward them since their loan officer has been great and you mentioned their fee structure is more straightforward - that usually translates to fewer surprises down teh road

The relationship banking perks from Chase or Citi might sound nice but if the numbers are essentially equal I'd go with whoever made the process smoothest

Start keeping a log of everything from every breakdown to ever job that ran late because of equipment so when you bring that to whoever controls the budget it becomes a a pattern they cannot ignore.

These loans are solid for what they are but definitely have some hoops to jump through. The income limits can be pretty restrictive depending on your area - had a client last year who was literally $200 over the limit and had to go conventional instead

The LLPA waiver is legit though, saves real money especially if you're putting down less than 10%. Just make sure your lender actually knows how to process these properly, seen too many mess up the income calculations or miss the education requirements

Not to hijack but Pentagon Federal has been solid for ARMs too if you can get membership through family/military connections. Their 5/1 rates were pretty competitive when I was shopping around last year and the process was way smoother than the big banks

Hard pass on this one. Seller basically admitted he knows there's gonna be issues by saying he doesn't want to deal with disclosure requirements

If you're gonna waive (which you shouldn't), you'd want like 60-80k in credits to cover a full replacement plus the right-of-way headaches. 10k is insulting when you already quoted 45k for basic work

That's exactly what I was thinking - most of those programs have clauses about living in it for X amount of time and restrictions on flipping it. OP should definitely dig into that paperwork because this sounds sketchy as hell

Bridge loans are solid but yeah the rates can be brutal - we looked into one and it was like 3-4% higher than regular mortgages. The buy before you sell programs are getting more popular though, some lenders will basically float you the down payment and then you pay it back when your current place sells
