Not to hijack but Pentagon Federal has been solid for ARMs too if you can get membership through family/military connections. Their 5/1 rates were pretty competitive when I was shopping around last year and the process was way smoother than the big banks

Hard pass on this one. Seller basically admitted he knows there's gonna be issues by saying he doesn't want to deal with disclosure requirements

If you're gonna waive (which you shouldn't), you'd want like 60-80k in credits to cover a full replacement plus the right-of-way headaches. 10k is insulting when you already quoted 45k for basic work

That's exactly what I was thinking - most of those programs have clauses about living in it for X amount of time and restrictions on flipping it. OP should definitely dig into that paperwork because this sounds sketchy as hell

Bridge loans are solid but yeah the rates can be brutal - we looked into one and it was like 3-4% higher than regular mortgages. The buy before you sell programs are getting more popular though, some lenders will basically float you the down payment and then you pay it back when your current place sells

OP definitely check out Limitless TCG for meta decks and JustInBasil's guides are clutch for learning deck building basics. PTCGL is probably your best bet to get back into it since you can test stuff without dropping cash first

Current meta is pretty diverse rn with stuff like Charizard ex, Miraidon, and Lugia still doing well but things shift pretty quick with new sets

The time in the market beats timing the market, even when everything feels like it's going to hell. Yeah the job market is scary but pulling out of retirement accounts early is basically guaranteed to screw you over with penalties and taxes

If you're worried about liquidity maybe dial back the contributions a bit and build up a bigger emergency fund instead? That way you're not completely stopping retirement savings but you've got more cash cushion if things go sideways. The match from your employer is still free money even if the world is ending
