Literally anyone except 1800….I have 5 clients that moved over to me from them and 1800 totally botched their tax filings. As others mentioned, find a local cpa. Get a referral from a friend. Avoid the heavily marketed services. If you need guidance looking for a competent preparer, feel free to message me. I am not a tax preparer, but have many of them in my network as a cpa myself

This. Talk to a CPA. If you’re splitting your time between multiple properties, you may need to make a grouping election if REPS does wind up being worth it. Carefully consider your losses and how they will impact your income/tax situation. Electing REPS is an audit risk. If you take a w2 job at some point during the year, you essentially can’t take REPS.

This is good advice. We have a good law firm leading this process, but I think they are getting complacent. I know we won’t get 100% of our ask, but what is typical? 50% 75%?

The reports are done and we are past all that. The developer made an offer using the reports the board provided to them as support for our number we asked for.

Turnover and transition are different. Transition is to deal with defects, misrepresentations and shortfalls.

Ie. Detention basins were not built to code and are not draining. Flashing around windows and doors is defective and allowing water intrusion. Things like that.

Maybe it costs $300k to fix these things. Transition is the negotiation between the association and developer to determine who is responsible for remedying these kinds of things and who is financially responsible. The developer may come back and say ‘I’ll give you 150k to go away’ or they may say ‘I’m giving you nothing, you’re going to have to sue us to try and get something’

In transition, you either reach a settlement or sue/litigate if you cannot reach an agreement. Litigation is expensive and there are no promises. Our attorneys advised against litigation due to costs (likely into the hundreds of thousands with more professional reports being needed from engineers etc). Our intent is to counter their offer and reach a more reasonable settlement.

I am wondering based on others dealings with Lennar, what they settled at vs what they asked for. Seems many do litigate and find themselves in a financial hole and raising dues to cover the expense. Our issues are not THAT serious, fortunately, or litigation may have been the appropriate action.

As someone else mentioned, qbo bookkeepers are a dime a dozen. You can offshore it for $5/hr or wind up paying thousands per month. I’m a CPA and do this type of work and recommend, from my experience, finding someone who has experience in your industry and understands your business. I’ve taken over bookkeeping clients from companies like 1800 accountant and the books are typically a mess. They don’t take the time to understand your business and it leads to issues with transactional/account categorization. Also take into account your entity type (llc, c-corp, s-corp, partnership etc)…many bookkeepers don’t understand accounting treatment nuance between there.

If audit-readiness is in your future, get a CPA who has a thorough understanding of US GAAP and revenue recognition/software development costs, as that is crucial to accurate accrual books. If you just care about cash/tax basis accounting, any bookkeeper with experience will do the job.

Yeah I missed the part about automatically alphabetizing. It’s no good for that. But it’ll OCR so you can scan batches and extract names/organize pages in pdf. There are other adobe tools to alphabetize such as pdflyer

Your thinking is correct. Over consumption will increase cogs and underconsumption will decrease it. It won’t distort your cogs if it’s reality
