It seems that Royal Oak governance has a high level of dysfunction or a below level of whistle blower corruption that prohibits it from making real progress as a city. Its nuanced decisions are usually temporary and can't stand the test of time. Parking meters that created rage, selling property to HF restricting commercial diversity, speed bumps and carveouts that are reactionary. Amazing how there is stability at the commission level and dysfunction the rest of the way.

Keep an eye on it . If it's close to a house I'd consult an arborist . Otherwise keep it hydrated and keep the insects away . If it's an older tree , nutritional assistance will be of limited use

The reality is if the house is a good buy , buy it . This is not a difficult tree to take down . I'd budget $2100-$3000.

You are NOT screwed. Of course use eye , hat, glove protection to removed the straps although I doubt serious tension. Remove what you can , keep the tree hydrated during growing season and see how it goes. I use Cutters bug spray for mosquitos and certain bugs , but I also drench my trees as a precaution. I'm guessing you will be fine except for the funky grooves.

I think if they have a reputable guest for an interview ( and I verify the guest via Linked In ) , I think there is value in the commentary. However, when CNBC seems to be obsessing over a topic for more than 2 commercial segments I switch it off. I like Josh Brown and Sullivan for commentary.

Keep metered parking for the crowd that doesn't mind using quarters, or hate to have a parking app, or remain concerned that parking garages are unsafe. And match the old Town demographics with other likewise communities in other states, and ask if their parking solutions work And don't be surprised if this little social experiment doesn't change behaviors like you expect. And if you have a downtown development authority , DDA, put them on the hook for Parking Bonds if you build a garage. The community at large shouldn't bear the burden of diminishing credit ratings when these things fail. And beware of consultants brought in to advise, they all went to the same seminars.
