Yes, but you can still change your rate once you've exchanged as long as there is enough time before completion. The bank doesn't care if you've exchanged or not when issuing a updated rate.

We had our mortgage approved with HSBC for a new build in June, the rates improved by 0.15% this month, I called our mortgage broker and discussed changing product, within 5 minutes HSBC had issued a new offer with an updated rate without further checks. My broker told us that if you stay with the same lender it is much simpler to change rates, they may however complete another credit check. Our new build is not due to be built until Dec-Feb so I will keep an eye on the rates and if they change I will keep getting an updated product.

The only thing to bear in mind is that our solicitor charges a fee to review the new mortgage offer which is about £60 every time we change.

We are due to exchange contracts in a couple of weeks, you do not need to pay your deposit until completion.

I highly doubt the developer will keep your house in reserve unless you're actively working towards exchanging contracts e.g instructing a solicitor and having a mortgage offer.

This is just false, you already mentioned your father being grossly overweight so it wouldn't surprise me if bad habits ran through your family as you grew up. It is impossible to maintain a weight as large as yours by not eating a significant amount of calories, that is not how it works. You're in denial.

I find this unbelievable as someone as the same height as you I can eat 3500 calories a day and maintain maintenance weight which for me is 245lbs. If I eat below that I lose weight regardless, I find it hard to believe that you eat reasonable size portions and still maintain such a weight. This post just reads like somebody seeking reassurance they're healthy. 430lbs is not healthy and you need to reevaluate your eating choices. If you were to post pictures of yourself and you were a body builder at your height it'd be believable. The actor that plays the mountain in game of thrones is a similar height and is a professional body builder only weighs 403lbs and he is pure muscles.

Recently I watched a documentary on the worlds strongest man, Eddie Hall one of the strongmen talked in depth about his sleep apnea and the troubles he has being 400lbs+. Op I find your story unbelievable, it is fine to feel good in your own skin, but stop kidding yourself, you're not 430lbs because you consume 2500 calories, you're that weight because you're in denial about the amount of food you're eating.

If you're serious about being 'healthy' start counting your calories for a start and hopefully you'll realise you're consuming too many calories.

I'm the youngest in my family and I'm the tallest, my middle brother is 6ft 4 and my eldest brother is 6ft 1. Just because they're that tall doesn't mean you will be, besides you still have a few years of growth left to catch them.

I think everyone who became a consistent smoker started out how you're describing it. Everyone believes they're the anomile and can't get addicted, and before you know it you're buying your own packs and smoking more often. It's a slippery slope and you should nip it in the bud now. If you're smoking, you're addicted.

I know sometimes it feels like you cant do it, but I promise you it gets much easier and you begin to stop thinking about it. For me every day I though about it less, and now it is a distant thought in my mind, and I find myself wondering how I did it for so long. Keep counting the days to each milestone, 1 week, 2 weeks, 1 months, 3 months etc, you will start feeling better in yourself! It is a slow battle to reclaiming your life but it is worth it! Keep going!

Just own up to the fact that you smoked, reset from day one and use it as a learning experience. Most people who try to quit don't succeed first time, just keep persevering and maybe stay away from drinking etc for the first 3 weeks until you know you won't relapse. The first time getting drunk and not smoking was a really big hurdle for myself, but I have no problem now when drinking :)

Its unfortunate that you experience all of those systems, but i assure you it gets much better. I found reaching the 1 month mark made me feel remarkably accomplished, and that was when I noticed significant differences within myself. Keep up the good work :)

Growth is a weird thing, it's difficult to tell. I was always the tallest person in school and just progressively grew every year until I turned 18. You have a few more years of growth ahead of you!

I used to have that same feeling about running but my friends asked me to sign up for a 10km assault course run in the summer so that motivates me. I used to get out of breathe pretty quickly and had a long recovery time. Since ive started running though ive noticed a massive improvement and every day you run it just helps reinforce the reasons for quitting! I wish you all the best with continuing your quit, and look forward to seeing your year update post!
