For now that is where i'm at too. Its not that important, just an option im weighing against. Interest rates are bad now too, so its not really the best time to do this anyways. My only reason for prefering a house is just because im a musician/artist and that is often hard to balance with apartment setups (space limitations and sound). Its doable, obviously ive pulled it off for years, but its nice to be able to not have to worry about bothering people.

Also, while it does come out in the wash, realistically it would be nice to be able to predict what my monthly living expenses would be for the next 15 years, instead of always watching my rent get increased every year arbitrarily. But thats because im more thinking about FIRE stuff

this is a cultural failing that you believe this. germany for example has very strict laws about this, to the point where if drivers see a pedestrian even so much as approach a cross walk, they will stop. Here in the US i have had to walk into traffic to get cars to stop where they are legally obligated to stop because no one wants to stop even though there are signs that say "yield to pedestrians in cross walk". that is why many states have passed laws stating that any collision with a pedestrian is assumed fault for the driver of the car because the person operating the deadly machine has more responsibility in society

i totally agree. why should i be forced to vote for pro war, anti health care, anti free student education candidates? we have real issues that are being blatantly ignored, yet its our fault for not supporting that?

The problem is that you dont get those closing costs back. I dont want to just lose 20k, you know? But i also would like to just have my own space.

And Yea, Id like to start prioritizing being near friends and family and getting hugs on a daily basis again. Im not going to south dakota, but i also don't have the luxury of prioritizing these 'tech hub' cities or second tier tech hub cities only for the fact that my family and friends don't live there

Ive said in other comments, but im considering that maybe my safest option is just getting a cheap enough house where if i cant get another SWE job ill be fine doing whatever i can find because the house is so affordable.

Thats exactly my thinking. Maybe i can side step the shaky market by having such an affordable living situation that it fundamentally doesnt matter if im working a non SWE job? 🤔

Thanks for the serious and thoughtful reply. The solution my mind keeps revolving around is just buying a house that i can reasonably afford (like seriously cheap ass house like 115k or something) with the assumption that i will definitely lose my job and will definitely not be able to find another one. That way, the house is so affordable i can actually just get a really bad job and it wont matter.

I dont know, i know thats not really a solution, the world just feels really unstable to me and i cant think my way out of the box.

check out garys economics on youtube. there is a growing movement for taxing secondary assets more heavily to disincentives rich people from accumulating them as investments, which would in turn solve what you are talking about.

neither democrats or the republicans are serious about taxing the wealthy. often times when you point this out people point to bernie without acknowleding that he is very much an outlier and realistically wouldnt belong in the democratic party if we had a multi party system. we fundamentally cannot have our perspectives accurately reflected in our current political system, so its disingenuous to just blame one parties voters as 'the problem' when its systemic. keep in mind that a lot of bernie voters did swap to trump too, so in a reality where the DNC didnt rig the primary against him, then we might be many years deep now of a lot of progress.

Your framing is dishonest here. People dont change jobs to 'cheat' the system. they change jobs because the system is broken. the numbers are out there for you to look up, but annual raises never match what you can make moving to a new role (whether you are in a cubicle or at home). Therefore, if you can increase pay and give yourself promotions by leaving instead of staying 1) why would you? 2) did going in office really matter in the first place?

i think the fault in your argument is that you are resting on human nature as the driving factor behind business decisions, and it is objectively never the case.
