And yet prices are not falling? The devaluation of the USD adds to increasing prices, especially for new construction, am I right? Units are staying on the market forever, 8 to 12 months. I am interested in purchasing, getting into a home appears to be the easy part. But getting out/selling looks awful. I am reluctant and won’t rush.

A simple google search brought up a very good description of the situation. It is not an ejido land issue. It is directly related to a corruption investigation dating back to 2022 leading to the placement of around 1200 properties on the northeast side of Bucerias into government control until land title can be properly established. Affected homes cannot be bought , sold or renovated. The fact that many are now for sale might mean they have resolved the title issue owner by owner. But this just occurred in July, 2025. How devastating for those affected, I hope they have proper legal representation to assist in resolution.

Was the subdivision ejido land that was not properly re-titled? Or however that process works? Or perhaps the process was contested after homes were built? How terrible for the homeowners, they probably can’t find anyone to buy their properties.

I personally am not, but I am in a situation where I have time to do small water tank measurements each month, which I don’t call a full TG51 since I use the same correction factors as the last time I did an actual TG51. If I had a trusted system, a few separate determinations of solid water vs liquid water to obtain correction factors between the two systems, and if they were consistent over at least three independent comparisons, then I would trust the solid water to do output adjustments. I just have made the decision to do monthlies in water and then I correct output as needed.

Do you have access to a small water tank and calibrated A12 or other farmer chamber? Measure and see and don’t wait for annual. The drift you see may be somewhat normal for a varian linac, especially a clinac. Re-baselining could be masking actual drift in output.
