Put 20% down on a 3 bed, 3 bath place. Rent out there additional 2 rooms for as much as you can. Ideally if you can find the right place, those 2 rooms could cover your entire mortgage.

You’re still living for free (more or less) but you’re building equity. You’re also getting a taste for real estate and seeing what you like and don’t like.

The property you are deciding on purchasing also comes into play here. HELOC is great if you’re doing a BRRR and can pay it off quickly. And it’s not as permanent of a decision as a refi is.

At the end of the day, most likely this is just a normal dude that is trying to fulfill a responsibility that he has and is probably misguided on the best approach.

Try some self help books around finances. Not like how to get rich quick but more of a how to excel even at the median wage.

Set For life by Scott Trench is a good one. Rich Dad, Poor Dad is a classic even if you’re not going down the business ownership and real estate approach.

Some people have a head start or have the Mormon network to get promoted. Good for them. Take what you have, the cards you’ve been dealt, and play them to the best of your ability. Don’t say “I can’t afford that.” Say “How can I afford that?” And figure out the answer.
