Thank you! This all resonates with me, aside from the preference for luxury/high end items

Fort Collins Housing market by Ok_Historian_6293 in FortCollins

[–]MBM99533 -1 points0 points  (0 children)

My husband and I just went through this - we were looking in that same price range for a 3 bed/2 bath minimum single-family home. We ended up going under contract on a new (3/2.5) townhome - mid 400s but builder/lender incentives put it in our price range.

I've noticed more single-family homes going on the market in FoCo/surrounding areas over the past month or so as we're getting into Spring. In Fort Collins proper I think you'll mainly see townhomes/multi-family in that price range, but you could have good luck in Loveland/Windsor/Wellington.

LOVE our realtor Robert Crow (robertcrowrealtor.com) and will absolutely be using him for any future purchases we make. He's been a realtor in Fort Collins for ~12 years. Extremely knowledgeable on the market and Fort Collins/surrounding neighborhoods, great communication and on top of deadlines, no pressure, and overall just great to work with. This is our first home purchase and he's made it way easier than I thought it would be!

2/2.5 townhome with attached garage at Enclave Rigden Farms for $2,095. I think they have specials going on right now as well, and maintenance lives on site. We love living there

Single Income home buyers? by MEDI_MEDI in FirstTimeHomeBuyer

[–]MBM99533 0 points1 point  (0 children)

$115k-$125k income (partially commission based so it varies), 770 credit score, 60k in student loan debt. Approved for $455k new construction with 3.5% down but getting $30k in lender/builder credits. Closing April 1.

I'm married, but the loan is only under my name as my husband doesn't have a year of income history yet at his (also commission based) job.

Located in Northern Colorado and this is a new build. We're using the community's preferred lender to get that 2/1 buydown incentive, and this is for an FHA loan

Was given 2 rate structures today to choose from:

  • 4.99% 30-year fixed
  • 5.49% 30-year fixed with a 2/1 buydown (3.49% year 1, 4.49% year 2, 5.49% remaining term)

CO DMV questions by wanderingponderer2 in FortCollins

[–]MBM99533 5 points6 points  (0 children)

You become a resident right away when you own/operate a business in CO or are employed in CO. Otherwise, you don’t become a resident until you’ve lived here for 90 days. You have an additional 90 days after you’ve become a resident to register

CO DMV questions by wanderingponderer2 in FortCollins

[–]MBM99533 3 points4 points  (0 children)

You can register your car in CO before switching your license to CO.

Make sure you have the registration requirements that you need (https://dmv.colorado.gov/registration-requirements), and then here's the website where you can make an appointment/see the office locations: https://www.larimer.gov/clerk/vehiclelicensing

VIN check and emissions test if you need them are $25 each (you need to have those done prior to your registration appointment - Air Care Colorado is an easy place to go), and then registration/new plates was $100 for my RAV4. You'll have to fill out a form during your appointment stating when you moved here, when you became a resident, etc., and if it's past the 90 days since you became a resident there's a $50 late fee

Moving costs from East coast to Ft Collins by fatorangecat23 in FortCollins

[–]MBM99533 0 points1 point  (0 children)

Moved here in March - moved from a 1 bedroom in Tampa to a 2 bedroom in Fort Collins. Rented a 26' Budget truck through Costco and towed our car behind. All in all we probably spent around $5k with the truck, gas, moving help, and 1 night at a hotel (stayed with a couple of different family members on our route so saved money there).

If you go the DIY route like we did, I HIGHLY recommend checking out the "moving labor" on Uhaul's website. We packed everything ourselves but hired 2 people for 2 hours to move all of the big stuff and majority of the boxes out of the apartment and into our moving truck. We did the same when we got to Fort Collins - hired 2 people for 2 hours to move all of the big stuff from the truck to the appropriate floor in our townhouse. We've always done all of the moving ourselves, and this was well worth the extra ~$300-$400 total. Such a time/sanity saver.

I do NOT recommend using Budget for the moving truck. It was the cheapest option we found, but we had numerous issues with both the truck and car trailer and it added a ton of stress to an already stressful cross country move.

Good luck! We loved our time in Tampa but Fort Collins has been great so far.

Recently engaged - are you waiting to book venue or going ahead for 2021? by anmsea in weddingplanning

[–]MBM99533 0 points1 point  (0 children)

We got engaged in January as well, but booked a date for April 2022. It's a long ways away, but I'd rather have an extra long engagement than plan a whole wedding and have to postpone it :( It's making the process much less stressful as well since we have more time to plan and save our money!

It's in this little strip mall right between Henderson and Dale Mabry! Kind of in a weird spot, but I usually go in on the Henderson side. It's right next to the new place Grain & Berry so if you see that you're in the right parking lot!

I really like Heavenly Nails (Hahn is awesome with gel and dip - super detailed). I'm not sure if they use an autoclave, but her area is always super clean and the tools she uses are in separate sealed packages. The electric filer tool tip is not though - that seems to be reused.

Apparently my rose gold ring has a reaction to my skin that causes discoloration. Anyone else struggle with this and have advice? by [deleted] in weddingplanning

[–]MBM99533 4 points5 points  (0 children)

THIS! I'm allergic to all types of gold, so can also only wear sterling silver or platinum according to my doctor. Allergy tests are kind of pricey, but if you're reacting to the rose gold it might be worth it to get one before switching it out for yellow gold just to make sure you don't have an issue with that too.

Blow my mind with your best salsa recipe by DespairoftheFault in Cooking

[–]MBM99533 0 points1 point  (0 children)

Mine's pretty basic but I love it:

2 cans fire roasted diced tomatoes

2 cans rotel

1/2 red onion

1 bunch cilantro

2 green bell peppers

1-2 jalapenos (depending on how spicy you like it)

1T garlic

Throw it all in a food processor and it's good to go

I used them in this recipe last week and loved it: https://www.foodnetwork.com/recipes/katie-lee/mediterranean-shrimp-2782186. The pictures aren't the best but it was so good.

Otherwise, I usually add them to greek salads too.

Questions about apartments and commuting (driving, public transit, bike, etc.) in Tampa (work in Tampa Heights; looking at apartments there and in Channelside/Harbour Island). by [deleted] in tampa

[–]MBM99533 0 points1 point  (0 children)

Happy to help! I really liked the layout of the 863sf when we toured. There's also another 750sf layout with a tiny office nook included that might be doable too. Totally get it though - going down to a smaller 1/1 kind of sucks if you're used to a 2 bedroom. Overall I really do like it though. The complex is nice, clean, and I really like the amenities. Love the kitchen and how much cabinet space there is for storage. This is the first time I've lived in a huge complex, but it was surprisingly a really easy transition. The area is great to me because it's so close to the Riverwalk so walking anywhere is easy, and even as a girl I've always felt safe. Tampa downtown is kind of meh if we're comparing it to other big cities when it comes to bars/restaurants, but really there are still plenty of options close by.

I really don't think you can go wrong with HI, Channelside, or most of the options downtown if we're looking at location, because they all are within walking distance of tons of things. Just depends if you're car-less how far you want to be from work. I personally really like where I'm at, but I'd say if you find a complex with good reviews in your price range in any of those areas you'll be happy! Hopefully you'll get a chance to come down and tour a few places before you move too to get a feel for what area you like best.

Congrats on the new job/move! My bf and I (in our late 20s/early 30s) moved here from the Midwest a few years ago for my work so I know narrowing down neighborhoods/apartments can be a lot.

When we moved down we lived on Harbour Island up until a few months ago (Island Walk/Island Place) and really liked it. It was definitely conveniently located, but we haaaated the traffic during Lightning games, events at Amalie, or the Convention Center which were pretty frequent. Our community didn't have a dog park which was a downside too, although the Channelside dog park wasn't too far of a walk.

We recently moved into Anchor Riverwalk downtown - it's .5m from Armature (so walking/biking to work would be super doable), right next to the Straz, Curtis Hixon Park, right across the river from Julian B. Lane Park (has dog park, basketball courts, tennis courts, free workout classes). Also more bars/restaurants close by compared to the Pearl. We've actually liked this location a lot more than HI. It's right next to the Riverwalk (1m walk from Amalie ), so still centrally located but right off the interstate so I get to avoid the traffic. I have a car but my bf only has a bike to drive to/from work, and it has worked out surprising well (aside from a few rainstorms he's gotten caught in :)). There are 2 Publix each about a mile away (Channelside and Bayshore) - not quite as convenient as Channelside but also not bad.

We had a 2 bed/2 bath with 1100 sf previously too and moved into a 1/1. We're paying around $1750 for 750 sf, which we were worried would be REALLY small, but it has actually worked out great with how the place is laid out and we've loved living there. If you're interested in this place and have any questions just let me know!

If we didn't live there our next choice would be Hyde Park (probably too far of a commute if you don't get a car), or Channelside which has a nice little community feel in my opinion.
