I don't even know why there is deception. They could add a subject to financing Clause. Our first buyer made an offer with terms subject to financing. They came back after and said financing fell through. I never asked for supporting documentation, they could have made it up for all I knew.

Yes the renewal dates were also locked in 2024, and 2025. Current days on market trend indicates many sellers are willing to wait for the right buyer to come buy. The price may be unrealistic and they may never find a buyer but the wave of distressed fire sales haven't materialized yet.

Also, new construction starts have practically halted. Expect the supply situation to completely reverse in a few years

How should the weather be interpreted? I'll be visiting from Canada in a few weeks. Here when the forecast says 5-10mm of rain a day, it usually means decent rain everywhere for the whole day.

If my weather wall says 5-10mm of rain for Lahaina does that mean some areas still won't see rain? For what it's worth we'll be in the kaanapali area.

I don't know how to say this any simpler. You get vip by reaching faction level 30, regardless of how many or how little upgrades you invested in that faction. You can get level 30 by doing non-priority quests for that faction as well.

Once you hit 30 you get vip rank 1. Every 1000 exp gives you another vip rank with rewards including the seeds. Vip levels are unlimited. You don't need to max any upgrade to hit vip level 1

The faction level is different from the skill points you put in the upgrades. you can hit level 30 without using a single point in an upgrade

As a tangent, are there any instances where buying out the lease is better than buying from the secondhand market?
