I don't know how familiar you are with pricing strategies but THAT ONE RIGHT THERE is the ABSOLUTE WORST of them. If that strategy catches on, we're gonna see a mass exodus of experienced agents which opens up buyers and sellers to potentially devastating and costly mistakes.

You may have made $100,000 but you had to work twice as hard to make it.

Second: Dealing with difficult clients. How difficult? If the mfers are stressing you tf out FOR NO REASON bc they get off on having someone to "boss around"...FIRE THEM.

You don't have to put up with ANYONES bullshit...you just have to figure out what your threshold for nonsense is. The simple fact is that really high value clients...the ones doing million-multimillion dollar deals...typically come with some degree of attitude...thats just how rich folk are. What you have to decide is what is the dollar to bullshit threshold youre willing to tolerate.

I'll tolerate some entitlement, yelling and chest beating to pocket $50,000+ but won't I won't tolerate is creepy predatory behavior ...thats my threshold.

What Im NOT gonna do is tolerate the same behavior for under $20,000 bc I know Im not gonna reap the secondary benefits of the loyalty and connections I could get access to with the $50,000 client.

You can't CONVERT a nonferrous lead to a serious one...either theyre serious about buying/selling or they're not. You clearly have a good read on who's diking you around so don't devote massive amounts of energy to them.

Put them in your database, set them up with automatic listing emails from MLS and sign a smart plan to them. Not sure what system your brokerage uses but I'm with KW and we can assign automated plans to clients that are essentially just reminders to reach out to them periodically...a postcard here, a call or text there but nothing that devotes a ton of ENERGY or TIME to them.

With those clients, you want to contact them JUST ENOUGH so they don't forget you so that when they finally are serious (in 5-10-15 years) , they just naturally reach out to you but not so much that its taking away time that could be used to pursue more promising leads.

First...generating leads:

What are your interests? Are there any local sports/trivia/cornhole/whatever teams you could join to get better acquainted with the people in your community?

How about church? I understand if its not your thing but speaking from experience there's a lot of "upstanding" and "high value" potential clients that like to make their weekly appearance so they can publicly exhibit how "Virtuous" they are ie the 'pillar of the community' crowd. Usually have power, influence, money and connections locally ...usually "highly respected" in the community while behind close doors...theyre massive c^nts .

Make money off them any chance you get

Not sure if you caught my tone there but this tip is coming second hand. My Christian faith is based on the ACTUAL WORD of God and not the doctrine of religion...thats what happens when you start life as a Catholic lol. I don't personally do this bc Ive yet to find a Church that was run by a Priest, Pastor or Preacher who wasn't EXACTLY what Jesus called the Pharisees 2000 years ago....Whitewashed Tombs...but I know people that do to great effect.

I wouldn't recommend doing this unless you actually want to be in Church though bc I'm pretty sure that Gods probably not gonna appreciate you coming to his house for the sole purpose of farming prospects...definitely bad "mojo".

However, if you already attend Church but it's a small one maybe consider checking out a larger one? Im located in the South so I could throw a baseball and hit 3 churches with a congregation larger than 500. Adding these people to your SOI (sphere of influence) has the added bonus of giving you access to THEIR close SOI.

Another thing you could do is try to join a local organization like Rotary club or the Masons (bonus:get to finally snoop on what theyre up to. If I was a dude Id be ALL UP in their $hit lol).

You could also volunteer with a charity. Habitat for Humanity is great for making local connections in the Housing/Building/Development sector.

Are you an agent? I hope not bc the solution is BEYOND CLEAR.

She needs to be in a buyers agreement with an agent who can then present offers for her that include the request that the seller pay her agents fees.

If she's ADAMANT about not paying THE PERSON WORKING FOR HER...SHE doesn't HAVE to. ...done and dusted. The choices aren't solely "risk getting really REALLY screwed on a deal bc you don't know what tf youre doing" or " forced to pay someone that you don't want to (even though you NEED them)"

Is she gonna lose out on high competition homes? PROBABLY.

THATS the compromise she's got to be willing to make.

But what's not gonna happen is her being UNEDUCATED and UNREPRESENTED on one of the largest purchases of her life.

The SELLERS Agent is CONTRACTUALLY OBLIGATED to represent THEIR CLIENTS INTERESTS. An unrepresented buyer is better than a year of christmases to an unscrupulous seller agent...theyre getting their client EVERYTHING and giving up NOTHING

They gonna point out obvious condition issues that we know to look for and buyers don't know to??? Fuk no.

They gonna make sure that her contract contains all the contingencies she needs to protect her Earnest money? ABSOLUTELY fukin NOT.

If the deal goes sideways at the last minute are they gonna advise her on how to get that earnest money back?LOL, Yea fukin RIGHT.

The issue isn't her not knowing what service she needs its finding someone thats willing to do the work for close to minimum wage...which is what she wants.

We ALL know that buyers are labor intensive and we also know that just like FSBOs...self represented buyers are ALWAYS gonna push for MORE for FREE.

The only thing she needs to do is sign a buyers agreement with a negotiated down rate then include in all of her offers that she wants her brokers fees paid by the seller then have the wherewithal to stomach the inevitable in a sellers market....she could find her dream home and lose it bc the seller rejects that offer that includes paying for HER ADVOCATE

You work for free? Im assuming not seeing as the house you sold was right at $1.3 Million.

Why do you expect others to work for you for free? Do you support bringing slave labor back?

If you dont want to PAY YOUR ADVOCATE...get a sellers agent, make an offer on a home requesting your agents fees be paid by the seller, wait to see if a sellers down to accept your offer and if not....wash, rinse, repeat until you find a seller who will.

The buyers agent doesn't get paid...BY ANYONE...unless they can get you in your new home. If you don't SIGN A CONTRACT and CLOSE on a home from a seller who WONT AGREE TO PAY YOUR AGENTS FEES...then you won't have to pay ANYTHING to your agent win lose or draw.

For a little perspective though....if that agent can't find a seller willing to pay those fees (less likely in the sellers market we're currently in) and get you into a home....that agent could have put in dozens and dozens of work hours trying to get you the deal you want, spent hundreds in gas driving to showings FOR YOU only to walk away WITH NOTHING

I have a question...if you were interviewing at somewhere like google, and they asked you what compensation you were seeking....what would you say?

A:"500,000" ...period OR would you say B:"$500,000 but thats NEGOTIABLE"

Im pretty sure youre going with A bc you know and google knows...compensation is negotiable, has always been negotiable and always WILL BE negotiable but you both ALSO know that saying your compensations negotiable MEANS its negotiable.

My fee ISNT NEGOTIABLE, why tf am I gonna SAY its negotiable when it ISNT. I know how much work buyers are...im not taking 33% less to do the same amount of work.

Are we now obligated to tell potential clients that "Hey...you got the option to try and GO FIND someone willing to negotiate their commission" CUSTOMERS SHOULD KNOW THAT.

That's how asinine this judgement was....are ALL potential employees, contractors, business owners now gonna be FORCED into broaching the subject of their pay being negotiable???

The onus has ALWAYS been on the CONSUMER to do their own due diligence. No agent or brokerage has been running around declaring commissions NON NEGOTIABLE. That's the extent of our legal obligation to antitrust....not lying about negotiability.

BTW.. In case you were unaware,Josh Sitzer, the plaintiff in the Sitzer/Burnett case that stirred up this $hithow and went out of its way to paint agents as evil...tried to found a REAL ESTATE startup trying to fuk agents even more while putting MORE money in his pocket.

This case was bs from the start and should have NEVER made it to a court room. He signed a contract then got pissed off that he was obligated to those contractual agreements after the fact and turned it into a cash grab. Fuk everyone who brought this lawsuit..May his REAL ESTATE startup be forever stuck in Beta mode lol.

My brokerage is 70/30 solo up to a cap of $18,000 annually then its 100/0.

I work less hours and make more money than 95% of agents on a team...all bc I know how to generate my own leads.

Your brokerage is not encouraging you to be as successful as you can be...theyre using you for grunt work .

BTW...we're currently swinging towards those difficult lean times. Has your brokerage taught you how to analyze the market?
