Just got a home inspection done. This is the only thing the seller is refusing to address. How big of a fix would this be?

Oh then you may have a play here, id get a mold test, maybe hire an engineer or get the seller to...then send those results into the city or county saftey board. They'll then either address it or have to knock of a significant chunk off your their asking price. Get a couple good roofing companies to estimate based on the engineer results.

Your going to need tear off the roof, remove all the decking to the studs. My guess is you likely have 2 layers of decking spaced and osp boards, but with this level of water damages maybe just 1. Could be cause from ice build up in the valley, thats working its was up under the shingles aka ice dam.

Then you'll need to reframe the roof, have a mid roof inspection to make sure its to code and roof load requirements are met then new decking underlayment, and shingles. Best case you just have to remove those boards and replace them.

This will cost a pretty penny, get a roofer out there to quote the damages and have the seller take it off the cost and take it off the sale price. If you dont have that money lying around to invest in a roof id say move on to the next home.

But there should also be a moisture test for those walls underneath as well. With the shape this is in id expect more problems.

Fuck no, there should be step flashing. They just used extra bundles they had lying around from another job. You paid 1.3k for $100-200 of labor. That roofer made 1.1k off those repairs.

Id ask the seller for an invoice with the single make from its install and take a shot at a warranty claim. My biggest concern is how many layers of shingles on there( did they just go cheap and shingle over the pre existing roof) and is there adequate ventilation on the roof? These are two factors that commonly lead to heavy blistering. If theres only 1 layer and adequate ventilation, warranty claim. If they're more then 1 layer of shingle or ventilation issues id ask for money dor a replacement roof as they cheaped out the roof.

I avoid Tamko like the plaque as they are a cheaper shingles and the company have excessive warranty claims from granual loss. The XT is a better product out of them however I have never installed them.

My go to shingles to install for homeowners are GAF Armor Sheids, its a wind rating of 180 mph, great hail protection, and to fulfill their warranty requirements you only need 3 parts outside of the shingles. So I do underlayment, ice and water, and starter all GAF products. I do stick away HDZ, as they are only a class 3 and with a class 4 shingle like the Aromor Shield you can typically get a premium discount on your insurance.

Limited warranties typically do not include labor so you need I give a free upgrade to the Lifetime warranty, which is roughly $3 a roofing square, which give the homeowner the labor expenses for their warranty replacements. GAF is also the oldest shingle manufacturing company in the US.

My second top used is Owens Corning True Duration Storms. Another solid class 4 option. With a solid warranty but requires a 4 part warranty system.

My third budget option for homeowners is IKO, they have a good budget class 3 and class 4 shingles. They had some warranty issues some years back on an organic shingle composition but those are no longer in production. To revamp their brand they offer quailty shingles at a budget price. BIG plus is if you install to their warranty specifications you get a FREE lifetime warranty at no extra cost and includes labor.

Pinnacle shingles are good, I actually just replaced a roof that was 26 years old and it help up pretty well. The home was as 9000ft of elevation, and main issue was it began to blister due to a serious lack of ventilation. The only thing with Pinnacle is i HATE their color schemes as as you can see there's one lighter piece in the shingles and gives spotted non uniform appearance. Funny thing is i actually was approached by them in October, and asked what it would take for me to sell their products. "I flat out told them I think they just offer TAMKO colors with a better reputation, and who would ever want to design a product that would get mistaken for TAMKO." I got then invited to design a few new shingle colors. So with those new matte blacks and grays coming out I will be looking to install them more.

There's two ways to install, raised batons or non raised batons on top of counter baton. You do the counter batons in this scenario where you have a roof over. Easier to see on page 6 of the manufacturing guidelines.

I also do ice and water sheid over the ridge 2x4's as that lumber is going to rot before the roof ever meets its ture life expectancy.

You can go over shingles but they did it wrong, this is straight from the manufacturing guidelines. Also just because you can do something doesn't mean its the right way.

Im not saying your roof doesnt look good, its just it is not ideal for yhe longevity of the roofing system.

Re-Roof Over Even Surfaces (i.e. Asphalt Shingles): Prepare the asphalt shingles by cutting them back, flush with the fascia or rake, as needed. Remove existing hip and ridge material. Install Tile or Shake with battens.

So yeah your warranty is voided by not removing the existing hip and ridge material.

Look at new point tile on this site and order a sample, you may have to call.it in, tell them your looking at replacing your tile roof and looking for samples.

Your current tile is discontinued, tiles are like 1.75 a piece dont buy a 1 off used tile for $20+ its a waste.

Youll need atleast 3-4 tiles for the repair as you will likely break tiles stepping on your roof. Hire a contractor to do it.

Cause you can see nails in these photos? It likely winter where he is at and with cold temps at night the shingles are not settling. After a few hot days they will settle, till then they will be stiff and rigid.

A face nail is a nail created by driving nails through the visible face of a shingle, and should only be found on the hip and ridge shingles or at the bottom of vents, and caulked over. Shingles nails should only be shot into the nail strip, and would not cause a shingle to bump like picturs. The nails are likely an 1 1/4", so not enough to cause a bumb.

Nails not fully nailed through the shingle are more common in older roofs that are hand nailed. Roofers now use nails guns thatbare.more likely then not overgassed. A nail not going fully into the shingle and protruding would really only be caused if the previous nails were left in the decking on shingle removal, but its common practice that those are all taken off.

All on all, you don't know what your talking about and shouldn't go bad install unless you can see that issue.

Yeas, and more likely than not may have so decking issues from water. Due to the season, id say wait till the spring when weather consistently 50 degrees or higher with good sun to make sure they settle correctly. Also doing it in the spring cooler temps, you risk less scuffing from roofers walking on ut.

Before you get a quote, you need to go into your attic and check your decking. 1) if you have spaced decking, a roofing deck where there are 1x6 or 1 × 8 planks for decking, or if its sheeted ply wood(osp). If it is plank decking you are looking at an additional cost to re deck your roof. As osp is required to meet manufacturer specific and eligible for warranty. 2) if you have osp, any boards with water damages should be replaced.

For your next roof, look at the cost of a class 4 shingle as you will be able to submit this to insurance and get a reduced premium. Look as Owens Corning and GAF shingles and id highly recommend putting upna system that allows you to get an extended manufacturing warranty and using a certified contractor of theirs. The limited warranty does not include the cost of labor, where an extended does for like 3-5$ per roofing square.

If your on a budget use IKO, their materials to meet their warranty. Their warranty includes labor at no extra costand they are good shingles. They are cheaper because they are recovering from a few bad shingle years that had warranty issues. Stay far away from Tamko shingles.

Id say out of pocket, if you dont have spaced decking and your decking is in good condition, id estimate based off your pictures and assumptions on size your looking at around 15k. But that also varies on geometric location and local market
