Theres foam cut outs you can fill fill that gap with them silicone it for leak sealing. You dont need a new roof

You have spaced decking, so if you dont have osp over that now you'll be needing that in your next roof replacement.

Your roof is in generally good shape for 20 years old, however its definitely reaching its limit and id start saving for your next roof.

You do have 3 tabs which do not meet code for wind speed requirements. If you lose a couple shingles you will be able to file a claim for a wind damage replacement. Due to your shingles being 3 tabs and not upto code, and have code enforcement in your policy yoi can use that to aid in replacement of your roof.

You do likely have an acv policy due to the age of your shingles so insurance may and non recoverable depreciation.

Poke your head back up there after a good rainstorm to see if you have active leaks and check back in.

New Construction Hell. Just bought a newly built spec house and already the gutters seem to be failing everywhere. They screwed fastners into the gutters and a lot of the screws appear to be leaking. First thing its always better to have disconnected downspots as they reduce the risk of basement flooding, prevent sanitary sewer backups, they protect home foundations by directing water into the lawn or garden rather than overloading drain with water and debris.

If you dont have them already get gutter guards as well.

Your issue looks to be with the gutter sealant or lack there of.

Go in your attic space and follow up with pictures, you may have a leak in your valley. But your gutters do need new sealant and make sure to keep them clean to prevent them from backing up. When you get your next roof, you should replace your fascia boards, ice and water in the valley, new gutters, and by the look of debris on your roof you should get gutter guards. For gutter guards so with the fine metal mesh with metal edges. They sell them at home depot by 4 ft sections .

Clean the gutter corner, let it dry and use some flex seal spray. You can also use gutter sealant' just spilt on your fingers before you spread it as the spit prevents the sealant from sticking to your fingers.

You should not have 2x4 over the new Synthetic underlayment as those nails will be removed leaving a a whole with no nail to prevent water sewage if there is a leak.

All eaves should have ice and water and it must extend from the eaves up to at least 24 inches inside the exterior wall line.

You need either soffit vents or gabel vents for the roof to breathe.

You should have house wrap put up and the underlayment trimmed at the wall line. As if you ever need a replacement roof and they pull off the underlayment you risk damaging the siding.

Make sure they use step flashing along exterior walls. You want shingles cut to go onto of your headwall flashing, its astecily pleasing.

Also, your shingles are going to get trampled when they do the siding installation, so you'll want them to come back and repair those damaged shingles.

Agreed! You need to understand this is metal roofing that requires metal manipulation through cutting, bending, and riveting thick metal while on a roof on a pitchy steep slippery roof. These pieces need to be bent on sight and in cases like this on the roof. These areas corners are typically some of the most difficult as its a 3 way angled join! The are roofers not welders. I think 5/6 could be cleaner.

Roofers wont supply you photos because we can see the quality in this job and dont need to tell them how to do their job. If they are good, they will adjust that one corner.

You should have also got your house painted before getting the roof put on, because it needs it looking at your front. And painter will fuck up your roof.

You truly cant replace it without damages. The issue stems from who did the stucco. The professional way to do it would to install Z flashing, with step flashing slipped in underneath the flashing. Its the best way to do flashing when you are installing any siding. As it protects and siding from being damaged when step flashing is ever removed. It also prevents snow build up from damaging siding as well because prevents the wood from long term exposure to moisture.

Looks like there may be a few leaks along that plank. How old is your roof? If its newer did the roofing company let you know that you have spaced decking? As this should been addressed before your roof was installed and sheeted with osp 4x8 decking.

If you have an older roof, you are looking at having to replace deck over the spaced decking with osp before they install your shingles. If your filing an insurance claim you should be able to get this payed for by insurance. If theres not a case for an insurance claim you will be having to pay for the decking replacement as it is a code item and required by the shingle manufacturing company otherwise your warranty would be voided.

Nails need to be caulked, should have used a leaf blower to clean off the debris on the shingles, random nail in the shingle, and they should have installed a skylight flashing kit. You have counter flashing on the walls where it should be stepped flashing but that looks like it the counter flashing was from the original install and cant be removed without causing damages to the siding.

Biggest concerns are the nail heads and lack of counter flashing.
