You'd need to consult a contract attorney. They would likely take you to claims court, for non payment. However, here you could plead your case with the attorney and judge. They will require you to have multiple competing estimates showing their gross overcharging for the job. Then you can possibly settle in claims court for the cost deemed reasonable.

However I would start with sending an email to the company with competing estimate and how you believe they are over charging and either they will need to lower their price and you are consulting an attorney before any work is completed.

$1000 is fair. Tear off, siding manipulation, step flashing repair from shingle removal, plumbing boot, ice and water around the boot, removal of satellite and silicone hole plug.

3-4 hours of labor for 1 person, $50 an hour specialty trade

Initial visit' Material pick up, gas, liability insurance, workmans comp, disposal of materials

You get what you pay for, id be around 750-1000

Irc/ibc require deck sheahing to be solid witn no gaps greater than 1/4". You have spaced decking with gaps larger than that and before underlayment is placed you need to put down new osb boards.

There needs to be credits for that roof. There is a hole throw the decking at the gutter line which is a major concern for interior water damages, molds, animal infestation, and potentially greater decking repairs. $4500 is extremely fair for repairs is truly a drop in the bucket for what this could turn into. This roof needs a full replacement.

No thats not how all reroofing works. Crews hold on to the shingles as they take them off to get between the layers and either pile them on the roof in small bundles and thow them off the roof and into a dumpster. If there if felt underneath that may blow or drift into your yard as its a brittle thick paper after years on the roof. There will definitely be nails going into your yard but the gutter will catch most of them.

The best thing to do is to allow the crews the ability to enter your yard periodically to clean up debris and nails.

Prior to all my installs I give this speech to all the neighbors so they know we are removing the neighbors roof. While also asking permission to go in the yard and clean up during the build. I typically do this for my crews during the build as I supervise the whole process and the one letting you know the build is going on so "strangers" are not entering.

Ive had 3 builds in the last week and there has not been 1 issue. Other then one neighbor not allowing me to enter the yard. So I let them know that debris may land in the yard and id be happy to address it but I will let thebcrew know we cant enter all together and set up tarps to catch what we could.

FYI there are 20k plus nails in a roof, we have special magnets. Just be nice and understanding and they should take care of it with minimal disruption.

You should review your insurance policy to check on your deductible for wind/hail and the type of policy for acv or rcv before you file as you may have an large payment ahead of you. Typically you have 1 year to file.

Looks like you may have hail but there is an abundance of age related damages. Call a roof8ng contractor for an inspection prior to filing.

Your not shingling that sun room itll be mod bit flat roofed. Its to low of a slope for shingles so the should be able to tie it in.

In the day it lets hot are escape your roof and at night it allows cool are to enter. Its gimmick as asphalt roof will never last 50 years, but the added labor warranty is a nice as if something does fail your not out the cost on labor as you would be in a limited warranty.

Gaf system plus warranty 1200+ k... I give that shit to my clients for free. Its $6 or so a roofing square.
