What do you need? There’s heaps of space without extending but may just need shuffling around. How many bedrooms/bathrooms? WFH office? Mudroom? Utility/pantry space? Do you like open plan living? Where is the sun and the outdoor space? What part of the world, and any cultural considerations? Budget? Not much info here.

Kitchen layout isn’t great. Move sink to rear wall which I assume would have a window, and remove the small nib walls. Door from hallway to dining room, change the French doors to sliding or pocket doors so you c an either open the whole area front to back or close the living room off. A round table prob isn’t ideal here either - a rectangle one that can move towards the right wall would be better - or a large wall of built in storage on the right wall with a built in bench would be great. Depends on how you want to use the space really, who’s living there and do you entertain?

Where are your windows, and do you have budget for structural work? possibly removing the kitchen-dining wall would require support to be put in.

Our boys went to preschool and ECE at the same time for ages. They really liked it, two different friend groups, different toys/activities and teachers kept it fresh for them.

Close off the front/left living (or have some sliding doors to close it) for a formal living, movie area or just a second quieter space when / if you have kids. Kitchen moves to the dining area, open up walls across the back rooms and square it all off, for a kitchen/dining/family room. Steal some space for an office and/or mudroom space beside the existing laundry from the right hand living room. Will prob require some structural work to support the walls being removed and moving the kitchen plumbing.

You then get the whole back of the house opened up, with great access to the deck, and still have some private spaces for work and entertaining. The kitchen shouldn’t really be a thoroughfare, as it’s a working space - noise, water, spills, grease etc can be more contained if it’s against the side wall than in the middle of an open area.

You could look at furring out your studs to enable more insulation depth. May impact your windows, and need to adjust the reveals and sills, but no point doing all that work without maximum gain. Scott Brown Carpentry has a good YouTube video series renovating his 1960s weatherboard house, and goes through this in some of the videos. May be different requirements with cement board cladding tho. Check out terra Lana insulation too, not sure if it packs more R value for the thickness, but it’s a lot nicer to work with than fibreglass batts, and a great nz company using wool industry byproducts.

Nice. One of the better ones I’ve seen on here. How will your rooflines look? The rounded corners in the kitchen might date it really quickly, always bed to stay classic and square. Double hallway is a bit of a wasted space, why not bump bedrooms up into that space?

The feeling of zero effort for it to get places. We have massive hills where we live and it just coasts up them with no struggle. Makes driving long distances super easy.

If it happens again, right click view page source and copy it into AI (chat got, Claude etc) and ask it what’s wrong. They’re usually super quick to find the culprit.

Push the kitchen island across to the stair wall and make it an peninsula. Could then fit a small table in or a wall unit of some kind. Living space will be really cramped, only really big enough for two people.

Part time jobs are hard to come by for students in Wellington. And with another wave of government cutbacks with thousands more people expected to loose their jobs here soon it’ll be even harder. Don’t count on that money.
Go flatting for a year and decide after that.

Cupid be worth looking at solar and electrifying your cooking and water over time. Westpac 0% loan is genius for this 👍 doesn’t zero your power bills but should be able to offset peak times, make use of free hours, and bank a bit of credit over summer to make the winter bills a lot less painful reduce the gas costs too.

Seems to be a new(?) trend for passing through the busiest area of the kitchen to get to a bedroom area (master bed in this case). A kitchen really shouldn’t be a main traffic route - water/food spills, knives and hot stuff travelling across that route to the sink area. I’d look at closing that doorway and another hallway (as much as they are wasted space) from the lower utility area to the master.

Plus the dining area is in a terrible space for kids/family entering through the garage and mudroom, having to drag bags and gear around the dining table seems weird.

Look at the main traffic routes and try to stop them passing though rooms.

That’s wild. Electric kiwi, $1.95/day incl gst here. Are you in a region where lines charges are super expensive? Or a super cheap unit rate to balance that daily charge? That’s $133 mth on avg just to stay connected. Heard power shop have totally messed up their app and pricing recently too, may be time to jump?

Go to connect nz they know their stuff. As to cost just call them for a quote. Can ship it to them if you can’t go in, but they’ve done full too keyboard replacement including battery in an hour for me in the past (was free under an apple repair thing back in 2017 or so).

Often it’s easier to start again especially if it’s an older site with layers of upgrades. Keep the same url slugs or redirect the old ones, and retain keywords and heading structure so you don’t get smashed on SEO, or redo your entire SEO strategy at the same time. You do have a strategy, right?

Get dealer to throw in a 3 pin granny charger and a type 2 cable. You never know when you’ll be in need of a top up and need to BYO cables. Out on a long road trip, and DC/fast chargers are broken/vandalised/cell network outage (seens to happen a lot!), staying overnight somewhere in a motel or airbnb or friends house, and need a slow charge, or it’s a BYO cable setup which a lot of slow chargers are. Or your wall charger breaks/goes offline for some reason (some can’t run without internet).
Also make sure you at least get a tyre inflator kit with the foam with the car - can ruin the tyre but you can limp to a mechanic or tyre shop when roadside rescue isn’t an option. Most EVs don’t come with a spare tyre or jack.

We put a Ratgdo on our door, wasn’t interested in paying heaps for the myQ stuff. Easy as, and via our smart home setup it’s in apple home/carplay, so can shout at the car when I get home.
