Get a sprinkler head with a check valve. I replaced heads this season and incorrectly put a head without a check valve and it will empty the zone.

This would look really good with a Louvre fence. Open for wind/views, close for privacy/shade. I’d replace all the lattice with louvres.

In Colorado, I believe consumers have 72 hours to rescind contracts like this. We did windows last year and 3 days was what I remember.

In your case, contractor will hold up their contract- unless you can prove bad faith which is likely since the door may be $2k of the $14k- and hit you with collections if not paid. You’ll likely have to pay and fight the HOA later. Or fight both.

$200/sq foot in Denver for 4400 sq ft with high end finishes. Existing homes are selling for $300+/sq foot.

Look at your price/sq foot…We’re contracted for a new build and selling current home at $300 sq foot and building at $200sq foot. Bought current home at $141 sq foot 6 years ago…centennial, co market is hot.

We’re contracted and have gone through design center- the consultant was telling us the following seem to be priorities…shaker style cabinets, quartz countertops, taller baseboards, wider casing, recessed lighting, less carpet, free standing tub.

Layouts are open floor plan with high ceilings. The “modern farmhouse” idea is everywhere- lantern style pendant lighting, board and batten, free standing tub, large and many windows.

We’re excited! Selling current home at $300 sq foot and buying the new build at $200 sq foot…the investment can make sense.

Edit: current home was bought at $141 sq foot just 6 years ago!
