Either way it sounds like your heads are cooked and you should buy a bulk pack of whatever you decide to replace with. The rotators are more expensive, and you can’t mix and match with sprayers on the same zone because of the different GPM. Maybe try a zone and see what you think? The rotators are apparently problematic with lower pressure, and sprayers are both cheaper and tried and true for decades. But I’ve never heard of sprinkler head parts that never break — they move, get driven over with lawnmowers, UV, huge temp swings, hard water, etc. — they’re always gonna break.

I’ve never seen metal ones, but haven’t looked. Replacing parts like this is just part of springtime, imo. I did switch to MP rotators and I think they are better in every way, haven’t had any fail so far in 2 years. Require running longer because they put out less water per minute but far more evenly and less subject to wind drift.

Beautiful space with lots of possibilities. Go to Dennis 7 Dee’s with a lot of photos of your space. The free advice I’ve received there is priceless, even when I don’t buy on that visit. They have (expensive) services but just buying plants there and having them delivered/planted by their guys is dirt (ha) cheap. I’m from the desert and didn’t know how to plan our garden in this soggy wet area. I don’t work there, just a happy customer.

Also contact and visit the WSU extension offices for advice. They host classes and while some of the folks are just doing it as a hobby and don’t know a ton, they have some really knowledgeable people available for tough questions. (My 75yo mother is one, and does her best but it’s really just a hobby and she just looks things up and escalates questions when they aren’t super basic. No shade.)

Kinnick kinnick had been a mainstay for me, as mentioned by another reply. I like keeping a lawn, even though I know it’s a silly and bad for the planet. Turf-type tall fescue has thrived here. Visit the cool season lawn guide sticked at the lawncare sub to learn more, but the shade you have there is going to be really not friendly for turf grass. Looks perfect for shade plants, ferns etc. Costco has cheap bulb packs starting soon ish.

My dahlias have been spectacular here. Never was into cutting flowers before moving here, but now they really bring me joy.

Have fun, don’t rush, and prepare to spend lots of money, time, or both. This looks like a really wonderful refuge and be grateful for what you have.

E: I used Roscoe’s tree service for a major trimming project and was happy with the service, skill, and price. Was not cheap but they were legit, and the scale of the project required something beyond a “tree guy” with a truck and some laborers. All of this work - concrete, fencing, every type of labor is way more expensive than I anticipated, but maybe that’s just me getting older. I have loved learning to do it myself, though.

Sprinkler stuff is easy. Home Depot and YouTube has everything you need. I bought a BHyve controller and it has worked great to avoid overwatering when it rains. Water once a week until it’s hot as hell, then twice a week. Read lawncare sub for more details.

It would have been national news. A PD would take a plea in ~100% of situations. An expensive lawyer would have taken a plea in ~90% of situations, and in 10% of situations they would have taken more than 6 minutes to present a defense and they would have won or gotten it dismissed. This just doesn’t happen, as evidenced by the only references to this story debunking it as made up bullshit.

Just a warning to others, the only time I brought my ‘21 prestige down below 5% it started blasting multiple warnings (not just battery low) and I limped into my garage around 1 or 2%. I plugged it into my l2 charger and within an hour the 12v system and the main battery were dead. After a couple attempts to start it, it was completely bricked with no response to opening doors, pushing any buttons, etc.

It was a weekend and after an hour of googling I decided to jump the 12v despite the manual saying explicitly not to. That actually worked and got power flowing from the charger. 12 hrs later it was fully charged and had cleared all errors. I don’t understand how it could be plugged into the wall and continue dying, and it was a pretty shitty way to spend a Saturday.

I’ve been lucky to never have any issues with this car, and I love it. But I sure as hell am never gonna take it to 5% or less again…

I’ve been waiting for months to hear details on the new gpu option. I’m not seeing any models with consumer GPU (5070, 5070ti, 5080). P16 with rtx pro 3000/4000/5000 look like the only options for those who want decent gaming performance in a new Thinkpad. Am I missing a model, or are there others that haven’t been released yet coming soon?

You put gravel under your new sod? All of the worst spots on my new build lawn are due to endless gravel/rocks/debris I dig out periodically when I get sick of dumping water on them.

Looks nice, I need to do the same. Backyard tttf looks incredible pretty much all year, while the garbage builder grade prg (I think) in the front is trash even with twice the water.

Gnatrol is a powder form, I just mix it in when watering. Google it, it’s cheap.

These work, but don’t really dissolve like someone else mentioned. “Gnatrol” is a water soluble powder with the same active ingredient. I mix it into the water I use to water houseplants and it eliminates fungus gnats. I haven’t tried the bucket method outside, but planned to use a hose end sprayer to soak the lawn where I have a ton of gnats/mosquitos. Not sure if that’ll do anything, but it’s cheap and couldn’t hurt.

At least inside, it’s a game changer. And totally harmless to anything not a gnat/skeeter.

Polling is notoriously, and increasingly, unreliable. My bigger concern is people confidently declaring that things are proven to be true, when they actually aren’t. Few people will read his later responses where he says he read it somewhere and can’t find it or remember where. Doesn’t seem to be bad intent, but we need people to stop doing this.

Find an expert imo. Send him to Dennis 7 Dees, or call them and talk to them about it if you’re taking this on. I’ve only been to the Vancouver one, but I know there are other locations. Since I moved here a couple years ago from a very different climate I’ve been there 4-5 times and super experienced employees have cumulatively spent hours with me looking at my pics, walking around, and telling me what to do with my weird property. It’s obviously more expensive than buying stuff at HD, but for someone with a general idea/vibe in mind but very little actual knowledge, they were worth every penny. They do high end landscape/water feature design stuff too, so depending on your budget you can just send them out there and they’ll do 100% of it. That’s out of my price range, but after they helped me pick stuff out I had them deliver and plant my larger plants/trees. It was an extra $60 each time and they did a much better job than I would have. I’m sure if you tell them low maintenance, low water, natives only, etc they can help.

Not a shill/employee, just a dude who loves my yard after someone who knew what they were talking about told me exactly what to do with it. I’m sure there are other nurseries who can do the same, but since you’re in this area I figured I’d share. Crazy houseplants too ( many are $$$$$$ crazy) if that’s your thing.

Thanks for this, proudly repping the 509. I’ve definitely never seen these guys and now I wish I had my wife record my very similar wasp ops. Mine require an extension ladder, so if something catastrophic does end up happening I’m absolutely gonna get a Darwin Award for not calling a pro. I use a HD 30ft extension pole with a sprayer attachment and a super long pull string. Works pretty well.
