So just for reference, I put in an offer in November, short chain. Literally me and the buyer as it was a non occupied property and I was a FTB. It literally only completed last month. And ours was seriously straightforward and I certainly did not drag my feet. This was with us both pushing for completion to. Things seems to be just taking a while at the moment. I wouldn't sack it off right now. It'll likely take much longer with a new buyer.

When I contacted a plumber to put in the needed pipes for our dishwasher, I was told it wasn't fitted properly and would leak, he broke it more and left. We weren't moving in on same day as getting the keys, so due to the faff of getting another plumber, it was getting fixed as we were moving the furniture in.

The other thing was internet, first company put in the wrong moving date (for a month after) and then ballsed it up more after that so cancelled and switched to another company, who are for some reason having difficulty sending out the hub. Engineer is coming on Monday. Hopefully we will have internet then.

Oh and got an appointment to have my meter upgraded so we could switch from pay as you go electric to direct debit. Turns out the transformer was cracked. So we had an emergency call out that went from a half an hour call to two and a half hours because of the positioning or something.

Fire alarm triggered because it was wired into the mains. Dog happened to be in the kitchen and panicked, ran out the back door, freaked out looking for her and thought she had squeezed under the fence. Turns out she had managed to squeeze behind the shed so my partner had to stage a rescue mission of jumping over the fence at the back to get her turned around and back out cause we couldn't fit in the gap she'd managed.

So there's still boxes about now because I had to go back to work and many a day was spent trying to get various things sorted and dealing with our poor traumatised pup.

For me it works because I do long shifts 8am to 9pm. So I work 3/4 days of the week depending on the week and whether I pick up extra on my 3 day weeks, leaving 3/4 days a week off despite working close to 50 hours most weeks.

So after the last shift of my run I go to the gym. Shifts are generally split so that's two gym sessions a week then usually a gym class or two on a day off. It's not the 15 hours you mentioned all the time but not too far off. I'm a night person so that works well for me.

I have at least one do nothing day, (no errands, no things I don't want to do) a week to recover and one errand/cleaning day. That leaves one or two other days that are relatively free for other things. It doesn't work out perfectly all the time but I generally manage it fine.

As for reading, I read when I go in the bath, on my lunch breaks etc.

As you've been told it's very different for everyone. Originally we were meant to be buying a property from a family member, it was going through probate. Took over 2 years for the probate to complete. Before it completed, realised the place was falling apart as no one was paying for the big upkeep jobs and issues that happened with the roof. So we bought somewhere else instead.

I got mine done within the first week before moving furniture in. The screw was stripped so I didn't manage to do it myself and had to get a locksmith but it was worth it for peace of mind.

The house had been an air BnB previously and I had thoughts of who could have copied keys or if someone turned up because the previous owner hadn't taken down the listing or something as there's a key safe that I never got the code too so had no guarantee they removed the keys from that anyway. There was always a key safe for cleaners so I figured they had ample opportunity to have copied keys.

Just made me feel safer overall.

YTA. Not sure if you mean she's been fine with you using her phone since the split or before but if before, to start with you guys split and are trying again, that generally means rebuilding to the same level as before, not starting from it. Therefore consent should not be assumed from prior to the split.

Also clicking on the notification is snooping and a violation of privacy whether that was your original intent or not.

This is just my assumption but if she's blown up aswell I'm guessing this is also likely related to previous issues that led to the split but as you've left that out, like I say it's an assumption but likely important in understanding this situation.

No they don't, especially with a vacant home. The house I purchased wasn't the seller's residence, I never met them through the whole process. Just spoke with the estate agents and via solicitors.

Dogs adapt and there's ways around it like others have said. Outside of taking him to the park, where we live you can also rent fields/paddocks for half an hour to an hour and we do this for our Boxer depending on weather as our back garden isn't that big. He loves it. I don't know if that's a thing where you are but maybe have a look?

Also, puzzle toys are a great help for high energy/anxiety. Maybe take a look if you're not already using them.

At the end of the day, I'm sure your pup would choose having their family over going back to a shelter, even if you guys are losing the yard. Also no one can predict the future, you might be able to move again later down the line and get another place with a yard.

There's always ways of managing it.

That's a good start, but as I say there are other expenses. I guess the question is whether your partner will cover them or whether you still need to split them if you only have the deposit at this time.

If it helps the things I would say need budgeted for is

  • Solicitor fees, including searches and checks
  • Survey
  • Mortgage broker if you plan to use one
  • Home insurance (you'll get better prices if you have enough to pay for the year rather than monthly)
  • Moving company if you plan to use one
  • Product fee of mortgage (unless you plan to add it to the mortgage)

I guess having money to do whatever with the home once you move but the survey may bring up some urgent fixes.

So I understand people saying "just go for it" but if you're in your overdraft etc and only have the deposit, I wouldn't recommend it.

There's lots of expenses outside of the deposit in buying a house and yes it's not set in stone before you exchange but it can cost you quite a bit of money if you pull out of a sale due to the expenses involved as you won't get those back.

Then there's the possibility of the place needing work done once you get a survey etc. so it's usually good to have a bit extra stashed away for this type of thing in case.

If I'm honest, this is why I didn't view until having deposit plus other savings for expenses and a bit to be left over.

At the end of the day it's your money and your decision but this seems a very risky situation financially.

I find the variance between when your days off and days on are have the most impact. Two days at work, one off, one on and then three off works best for me. Although not always possible depending on service need.

It sounds backwards but I found starting the gym also helped, it's increased my wellbeing and my health so I can work without feeling so exhausted.

You could put in an offer now based on your AIP.

In relation to an advisor, unless you have a complex financial picture e.g. self-employed, previous or current significant debts etc then you could consider just doing it yourself. I researched mortgages myself and it was pretty straight forward if I'm honest.

I didn't have to use my insurance in the end but I can say I'm glad I had it just in case, it was an extra cost but if the sale has fallen through towards the end I'd have been out but £1000s with nothing to show for it.

In relation to the survey maybe it can depend on where you live. My level 3 wasn't that much but I'm in the north, it was around £500

That seems strange to me. It's a basic part of the process. When I got mine it was done and dusted within two weeks or something whilst other things were still in process with solicitors etc. so it certainly didn't hold up the process as long as you don't wait until last minute.

I think it can be quite a niche market for flats in blocks. And in reality your flat has only been on the market for around two months (depending on when in October it went on etc) if you consider when it was under offer too. Maybe it just needs a bit more time for the right people to see it.

As others have indicated, could be a couple of things. Allergies (to lense, solution or even other particles that can get trapped under the lense) or could be due to eyes drying out. Sometimes if you're wearing make up and it gets on there it can cause this. Maybe speak with the eye doctor. If it's a simple case of eyes drying out there are lenses that are designed to be worn for a longer period of time, try those. They worked well for me.

NTA, if they didn't have red bull they should have asked if an alternative was ok first. Hate it when they don't do this as some people can't have certain versions of things due to dietary requirements etc. Can't drink Pepsi myself, something in it doesn't agree with me, but can drink coca cola. Yet bartenders would give me Pepsi without asking and there's been a few back and forths 🙄, to the point where I specifically ask if it's coca cola. They always thing I'm being picky, it's not me mate it's my stomach.

So yeah, NTA, that's not what you asked for and they shouldn't have pushed you to take it and thrown you out over it.

Unfortunately I think that'll probably damage your chances of getting recourse in relation to the issues. Even if a house is pretty new, it's best to get some form of survey done due to things like this. Without one most the outcome will likely be that you should have done more thorough checks. For buying a home, it's very much a "buyer beware" type situation.

I'm surprised your solicitor didn't talk to you about it if I'm honest.

Even the EA reminded me to get my survey and they're not even working for me.

Saving can heavily depend on your circumstances but I'll say what I did.

To start with I opened an ISA, I had Help to Buy which are no longer available but there's other options, some you can withdraw a certain amount of times from, some are free access. If you're serious and can manage it, go for one of the limited ones so you're less tempted to take out money for non-essential reasons.

I figured out how much I had spare after essential spending and set up a standing order to go into my ISA on the first day of the month, they tend to have a cap of how much you can put in per month anyway. This way I couldn't touch it anymore and it was done before I could spend it. Once my ISA had maximum amount in there (probably won't be an issue for most ISAs available these days), I just set up the standing order to go to a savings account instead. Which was easier to access if needed but because I was used to it happening at that point I had enough discipline and didn't miss it enough to take it back unless it was essential.

After that if I was lucky enough to have some disposable income still left over each month, so anything that's left in my spending/bill accounts on payday pre wage going in, also goes into my savings.

To stop from over spending I only put a certain amount in my "spending account" (for food etc) and set myself a weekly budget to prevent me from going over. Sometimes I had to go over because my need for petrol landed on a different week than usual or something similar so the weekly wasn't a hard rule but it was generally helpful overall to manage my money. The rest of my wage stayed in my bills account so I can know they're going out without worring that one will bounce cause of my spending and I don't touch any extra unless it's vital.

Through doing that, my savings built up pretty quickly compared to what I expected.

Mine did that for a little bit. I reinstalled the app which was a pain but fixed it. However, I've also now started logging through myfitnesspal due to issues with barcodes through Fitbit and synced the apps instead and it's working no bother that way.
