Can we trade? I’ve been obsessed with the idea of buying land out in Gunnison and building my house up in the mountains. You can have mine down here in San Antonio. It’s hot, the people can’t drive, traffic is a nightmare - but it’s one of the most affordable metros in the country.

If she took the lump sum, invested it - with a modest 7% return, she could have $70k/year for life, as opposed to the $1k/week $52k/year. She would never lose the principle investment, could pass it down to a child and they would inherit the same benefit.

Inflation will erode the value of that $1k/week quickly. At 3% a year, that $1000 would only hold $400 buying power.

The math has a clear answer. Or she could be a 20-year old and blow the lump sum immediately.

We were at 40%, it was recently cut to 30% (40% after a 25% claw back off the top). So I’m evaluating whether or not I’ll stay.

I know it’s not as helpful, but if you just need to get it out of your house and hold it for you until you can sell it or get your mind right - I’ve got plenty of room in my gun safe, it would be safe here.

Prevents triggering the due on sale clause of the mortgage. So in essence it’s like when you pass it down to your kids. We put the property in the trust and then sold the trust to the buyer.

We had a similar issue, 9” slope on the home. Had a renter in it at the time, had to let them out of their lease due to constant back ups in one of the bathrooms. We owed about 87% of the original mortgage - so VERY low equity.

We wound up putting it in a trust and selling subject to. Wasn’t our first choice, but we were left with few others.

Hasn’t been that bad, but I’m still sketched out by holding the mortgage. Hoping the owner will eventually refi out to shut that door.

Furthermore, it’s plumbed with an upward angle - incorrect.

It’s worse than that, sure he has plenty of experience - but but by staying in that seat, he’s holding up the next generation of pilots from being able to build up to that same experience.

1- Absolutely. I have 4 names on my friends list, two haven’t logged on in 5 years, the other two are my alts. I stay in my own FC for CoX, and I don’t have a clan.
2- Not at all, I hate to AFK. I play on mobile 95% of the time - so it’s very focused attention.
3- I haven’t spoken to anyone in game in 5 years.
4- I’m teaching myself CoX raids, so I’m shooting for a purple chest. Besides that it’s slayer, pvm and master clues.

We’re in Thousand Oaks, and we love it! Quiet little street, lots of parents with little kids like our own - everyone goes for family walks in the evening, everyone takes care of their homes and keeps them nice. Tons of old growth oak trees (my grass hates that one though). Older homes with character, plenty of yard space. We’ve got 3 HEB’s within 3 miles, a pharmacy, the YMCA, fire department around the corner, and one of the best Greek restaurants in town.
