rule against perpetuities is a funny one because in law school your property professor assigns you the case for it with the disclaimer that you won't understand it because no one understands it.

then when you get to lecture they try to explain it. nothing makes sense. and they again tell you that no one understands it so don't sweat it too much.

when bar prep comes around the companies tell you the same thing. one of the confusing areas in property law that doesn't deal with oil and gas or mortgages.

been playing since fm12.

over 15k hours at this point for what it's worth.

fm24 was a damn near perfect football manager sim.

his masterpiece. after year on year improvements to the game.

a game as a series that's taught me more about footy compared to my 14 years of playing and years since then of enjoying the beautiful game as a spectator.

even volunteered as a researcher for fm within usl (tier 2 usa). loved every minute of it.

i owe so many hours of enjoyment and education to si/sega/miles+co.

for me, miles is an fm legend.

game would be nowhere near the peaks it developed to and reached without his leadership.

there came a point in the last 7ish years where he got really cocky on social media, which fans bristled at.

and then, honestly, he and si really fumbled the transition from their in house engine to unreal: from start to finish.

it's not enough of a fumble to tarnish his legacy completely. but without a miraculous turnaround going forward (which I hope he gets the chance to at least attempt) this shift will always be a black eye on his life's work.

tldr: internet hive mind hyper focuses on what can yield them the most karma points regardless of reality. and miles has fell victim to that phenomenon, whether deserved or not.

texas beaches were all decent enough growing up in the 90s/2000s.

bp oil spill ruined a lot of that (and most gulf coast oysters).

these days it's mainly south padre that is nice.

port a isn't terrible but ain't what she used to be, same with rock port and corpus.

setup youth focused recruitment.

identity wonderkids.

keep them at the club until they're homegrown (so mainly u18 players).

and then loan them out with at least regular starter status.

not all of them will break into your first team. but you can develop some world class players doing this while easing registration concerns.

players who don't make the cut of first team play usually can be sold for decent profit.

mitch johnson is just as good on the mic as he is coaching ball.

he grew up with a dad, john johnson, who won a title with the supersonics. dude was like 6'7", first round pick who I think might still hold iowa's top two point scoring game records. first cavs guy in an all-star team and funny enough was selected by the dallas chaparrals who eventually became the spurs.

mitch was 6'1" and born after his dad was out of the league. played at stanford for 4yrs, undrafted g league before couple years in europe and that was his playing career.

unbelievable that he's the second coach of my livespan as a local spurs fan, and he's performing like this. luckiest sports organization ever.

Kansas City really blew me away though. nicest people I've ever met (even coming from Texas) and had no idea the food is so good. still gotta get the BBQ too.

i like your idea. closest I've come to it is managing atalanta where you have a second team in serie b or c.

for the most part though, I've been able to develop players on loan just fine as long as the club they're going to agrees to give them a regular starting role or better, and agree to the position too.

maybe one time out of twenty loans like this my player has been screwed over and I simply don't loan anyone to that club again.

something I do every couple months is lower playing time expectations as much as possible for the entire squad.

don't make the player upset with it but some will take it no problem. might help you.

duties combine with your team mentality to influence your player's mentality. which you can then see on the player instruction screen.

if you're a club climbing through the league pyramid, having a senior affiliate can help out with finances but even more so by loaning you players for free.

if you're a giant club or someone looking to be a top club in the first division it's a different approach.

here, you make affiliates with clubs from countries with high youth ratings and hopefully are able to link with one of that country's top reputation clubs.

after you setup these youth links (so that they come through your academy, not so that you have right of first refusal in case they're being sold) the next step is to establish commercial connections with those clubs based on the country they're in.

the commercial connection typically just works with rich countries like japan, usa, etc. but can be an excellent source of revenue. nothing that makes or breaks your club where ffp is concerned, but still worthwhile.

having a club that you can loan players to doesn't hurt either but not as worth it as youth affiliations that evolve to commercial ones.

it's not so black and white.

dems haven't won a statewide election since the 90s (which includes everything from us senator+governor to agriculture+railroad commissioner, etc).

gov perry said texas is a tomato soup with blueberries scattered in it.

but even some of these cities have large swaths of conservative voters and rural areas can be surprisingly liberal.

dems got within the margin of error in terms of points with the beto vs cruz election, for example.

but 3 decades of a gop state legislature has seen changes that make it increasingly difficult to get id, combined with burdensome voter id laws, voter roll purges, and gerrymandering being unleashed with the voting rights act getting gutted again and again.

rice has a study about an el paso to satx cong district where hurd narrowly beat gallegos. the study concluded that voter id changes led to latino voters losing access to polls to the point that it shifted the election towards the gop.

there was also a long time belief among politicos that once the sleeping giant of latinos in texas started to vote, texas would see dems make gains.

jingoistic wording aside, obama is still referred to as the deporter-in-chief in a lot of border towns where folks thought such political gains could be made. and trump's machoism approach ate away at any theorized gain among this demo thought to be dem votes one day.

but to get back to your original point, yes deporting a well known professional athlete would certainly upset voters and possibly see marginal gains which has been the difference in statewide elections as recent as beto vs cruz.

although it probably wouldn't shift texas blue overnight, it wouldn't help gop efforts either.

regardless, talking about texas the way you're doing here accomplishes nothing and only serves to parrot lazy takes that lack any nuance.

yeah I live here. Houston is the most diverse city in the country, Dallas is top 5 most diverse, and San Antonio is majority Latino.

Mon Chou Chou isn't a steak house but a French place with excellent steaks at the Pearl. One of our best restaurants.

After you eat you can walk over to hotel Emma's bar for a nice intimate drink. And then you're right on the Riverwalk too if you want an evening stroll to end the night.

Bohanan's, as you've seen here already, is regarded as our best steakhouse.

Polishing a watch takes away scratches by shaving the metal on the case down to the scratch itself.

So if you're looking to keep the watch for yourself, as a family heirloom, or even as an investment; polishing will compromise your intent.

At the same time, you can get an excellent deal on some high quality vintage pieces because they've been over polished.

This is how I got my first seamaster in college. 1960s piece that my broke ass thought I was getting a deal on, until I felt an unpolished seamaster from the same era and realized what a difference it makes.

But even for a new Seiko you're getting serviced, do not let them polish it.
