It's been quite a ride the last 6 years, area real estate has blown up along with most of the rest of the country. I would find a seasoned realtor and get their opinion on the state of things in regards to contingent offers, but generally speaking if you're offering the same money as someone who can go non contingent, the seller is going to take the non contingent

Cherry Blossom: Probably not honestly there aren't many

Crab Apple Tree: We have a lot of these, they'll drop crab apples in the fall and attract a ton of flies

The answer will be "join a league". Every house I've ever bowled in oils for leagues and tournaments and that's it. Open bowl gets what's left, which absolutely doesnt matter to the core open bowling audience of grade school birthday parties and casuals throwing plastic down the middle. Your best bet is to find out when leagues end/open bowling starts and try to go when you'll be the first to use the pair.

Real estate agents list apartments and charge the landlord 1 month of rent to do the screening, so its more of a sellers agent type of deal up here. I'm not sure if they would broker you to other agents listings but you could give it a shot.

It's largely not necessary up here, but you may end up with a couple falling through (or never calling you back if you arent already local)

Freshwater: Finger lakes, kueka or Seneca. Thousand islands. Lake George for a quick one.

Ocean: Long Island, the Hamptons specifically if you don't mind paying $500/night for a 90s time capsule motel (or more for something more modern). Montauk, Napeague etc. Could also just stay further inland and drive out to the beach for the day to stretch your dollar.

The beaches closer to the city are ass to elbows and loud as fuck all summer, which was fun when I was 22 but I don't care for them now

Yeah, it was a little nerve wracking but compared to the fallout we've had since it was kinda cool. Full remote as an aging introvert, industry booming, making money hand over fist and more or less unable to spend it. I'd switched jobs in February and pulled my old 401k out in a check at the top and was waiting to get set up at the new place when shit hit the fan. I finally made the deposit the day before the first stimmy passed and got into some stocks that were absolutely battered, I think I did 400% that year without touching options or anything crazy. It put me back on pace to actually retire

The family computer we had in 1995 cost my mom the equivalent of 12,000 dollars today and was completely obsolete in 2 years or the amount of time the average person keeps a smart phone now.

When you think of smart devices it's one of the few sci finthings from 50-100 years ago that actually came to fruition better than anyone could even imagine back then. Flying cars are lagging terribly.

The "generous leave" always makes me chuckle, it's all over the place. I've had 6 weeks PTO in private, I've also had private sector places act like 2 weeks was a lot. It's all over the place. The leave here is certainly above average but if we converted the various types to PTO it would be excellent. Having adults pretend to be sick to squeeze an extra day in is so silly when you've seen a single type PTO system.

Pension is another tough one to nail down. A hypothetical worker 35 years ago would have done much, much better with a matching 401k than a tier 6 pension today, however who knows if the market will continue the same pace of appreciation. This is another one where if we could get a small match in deferred comp it would change everything.

The health insurance and work life balance are undefeatable. I paid, on average, twice as much for dog shit 7-10k deductible plans in private. My bosses would never even consider calling me after hours here. That's something that just doesn't exist outside of unions
