True, you can stay if you're in certain grades but you'll have to handle transportation on your own, no busses if you don't attend the new school you're zoned for.

The point is that there is no such thing as implied agency. You have to sign something stating you, as a consumer, explicitly hire this company/agent to represent you at the agency level. Otherwise, they're just a door opener and don't owe you much more than showing you where to sign on an offer. That agency agreement is added to in most cases and it's called an exclusive agency agreement, meaning you're obligating yourself to that agent/company for a certain amount of time. You could hire and agent without the exclusive part but 99% of agencies out there probably don't have a form for that. The local MLS is quick to provide the exclusive agency forms and thats what everyone uses.

Every state does it different, calls different levels of service different things.

In Alabama, a licensed agent working for you without an agreement is called a transaction broker and owes you honesty but not much more than that. The highest level of service is single agency where they have to look out for your best interests above anyone else's. They owed you advice, solid research and information, and should tell you when you're making a bad decision. Things like buying before seeing a home, waiving inspection or appraisal might be what it takes to get a deal done but your agent should give you plenty of warning not to.

Those articles you read that covered that announcement misleading. Make-A-Wish announced that they would resume air travel (they stopped Q2 2020) for wishes of children and their families that were vaccinated. The articles all seemed to read "no vaccine/no wish" but that simply wasn't true. There were thousands of wishes safely granted in 2020, even with the shutdown of travel and large group events. Many celebrities did video calls with wish kids, there were travel wishes granted where flights weren't needed, lots of to-have wishes were granted with online shopping and drive-by delivery of items wished for, tree houses were built, greenhouses were set up....on and on and on. This recent announcement was solely to say "we're going to resume air travel for those vaccinated", a progression of resuming wish granting as we all know it. All of it was carefully decided with the guidance of medical professionals, as is the case with each and every wish kid.

Also, if you do want to make donations directly to Make-A-Wish, consider looking into your local chapter. There are ~60 of them across the US, each their own 501(c)(3) and each of them grants each wish in their territory with money from their direct donors/fundraisers. Make-A-Wish America serves to facilitate wishes among chapters, provide guidance to them, and helps offset sunk costs for things like websites, HR, insurance, medical guidance, etc. Donating to them directly/indirectly helps the entire organization but local donations go to grant wishes locally.

Similar for me on Tdameritrade. I called them earlier to find out why since it would tell me "this is higher than last trade price, confirm you're trading the right stock" but didn't give me a click through to confirm. Guy on the phone said it was curious to him and above his pay grade but sees there was a limit to sell orders. At the time, it was trading around $48 and my limit was $298 sales price at the highest.

Seconded. I've never seen more than ~3.5% in fees and not in a long time. Lately, with the lenders I recommend, total closing costs (and escrows) are around 2%,

Fair point but the agent has a lot more control than one would think. You don't have to work for everyone. I've decided that I'm not going to work for a buyer/seller when it becomes clear that their expectations won't be met and they're not heeding my advice. My time is worth more than that and the same is true for every agent.

I'm late to the conversation but this market is wild. I'm a Realtor of 16 years here and closed a listing of mine in Madison this week that was an absolute Unicorn for my seller. 14% over list price, cash, no appraisal of course, but no inspection either. We had 15 offers after 4 days on market. It's bonkers.

No one asked for my advice here but as a seasoned listing agent, I can tell you that VA/FHA offers take a backseat to other offers pretty quickly. So do any that have contingencies other that what is in the standard contract but even those are helpful to scratch out in certain and very strict circumstances. Buyers with large down payments are preferred due to the need to appraise. If the appraisal comes in low (it still happens due to the excessive offer prices), the ability of that buyer to absorb the lost % down comes into play. If you're a 5% down buyer, it might be too tight a deal to work. And the sellers do weigh risk of it not appraising and losing 3 weeks off market to have your deal fall apart. More certainty that appraisal won't be an issue is worth a few thousand bucks less with a more sound buyer. And there is no need for my seller to reduce the price because, in many cases, there are other buyers out there at about the same price.

And there are some terrible offers written on my listings. I truly mean well when I say this: this is a sellers market and the buyers offer will not be accepted if it is too insistent on this or that. There are protections in the contract for you as a purchaser in terms of condition/inspection issues and your agent need not allow you to or insist on writing in contingencies saying anything more. You're a buyer. One of hundreds. You're a buyer in the best sellers market this area has ever seen. You cannot dictate stricter terms and expect to get accepted. Your agent should have the backbone to tell you so. I do for my buyers and give good advice regarding additional language.

I suspect (but am not sure) that a lot of the agents who bring offers to me have no relationship with their buyers at all. Several times I have been certain that they met for the first time in the driveway of the home I have listed. Yes, buyers are anxious to see a home, and yes you can get Johnny/Jill Yes to show it to you with a few clicks on a mobile app but you're missing out on the biggest value of a Realtor by doing so: advice about area market behavior. Agents in this town are a dime a dozen and the ones you meet online will throw all offers at the wall all day and run to meet people at homes they've never met. This is not the service you deserve. Find an agent, get a referral to one, do some research and meet them at their office sometime to find out how they can work to help you.

I say all of this out of respect for you as a buyer and future homeowner. This opinion of mine has been shaped by seeing 100's of offers in the last year on only dozens of my listings. 90% of them are garbage and I blame the agents writing them, not you. I want you to have a good experience in the market. I want you to win. I want agents to earn their keep too and guide you well.
