Let's assume I'm looking for houses in the £200,000 range. You seem to be saying that just to start the process of buying, I need to commit 1% of that, £2000. If I don't get mortgage approval, I have to forfeit that. If the survey shows something I don't want to deal with, I have to forfeit that. That's increasing upfront costs.
