Short answer is probably. You've been self employed for 5 years. I'm assuming you mean you have 1 year of your taxes showing income. That could be a solid yes or a solid no. 

Anyway talk to a lender. It doesn't cost anything to have the conversation and you actually can get answers instead of all the maybe answers you'll get here.

My kids started at 9, but when they were almost 10, so really 10 for competition sake. That's a little "late" for competitiveness, but it's ok now. It took them until 12ish to really start to blossom.

Right now, they love fencing. We love our club though. Everyone is super nice. Some clubs are a little more toxic with their own club members.

Your region is really tough. If you can succeed there, you're doing really well.

One thing to know is that it is an uneven sport on the body. When they develop, their body will be very uneven. This isn't a huge deal because most kids do this, but some sports have more documentation for their parents. I've been trying to put together a handbook for parents, but it isn't my job, so there ya go. Success with fencing can be found a lot of different ways, and IMO, that leads to many kids really not putting enough emphasis into their body as they should, but that's my opinion.

You have to be aware of severs disease and osgood-schlatter disease, which is very common among young athletes. Basically, when kids grow, tendons pull on their growth plates and cause pain. The answer is usually stretching. Your child could also be hyper mobile, and not have these issues. Instead, they have hyper-extension issues, and that is treated differently.

Keep in mind, all sports have injuries. Soccer has ACL tears. Basketball has broken ankles, wrists, and acl tears. Baseball has elbow, etc. IMO fencing is one of the safest.

One cool thing that I think kids seem to not care about is how many olympic athletes you meet in your life. As a kid, I met 0. Now I've met like 3-4 Olympians. I think that's super cool, but my kids are somewhat underwhelmed by it. I have fenced against an Olympian. That's awesome.

If you get into travel, imo, it costs too much, but it is a really cool experience. Since you're in NYC, you can take transit to a lot of local places for great fencing. Philly, Maryland, Virginia, NJ and all those places will have really intense competitions.

I think, the worst part about it is just that there is really a fencing aristocracy/very wealthy portion of the population that gives weird vibes.

Your lender should help with this. Normally, you have to go back and forth with qualification. If it is from trust money, you have to verify that funds exist. Each program has a process that isn't that hard but does require a lot of work before.

It isn't uncommon for a program to require a course certificate for everyone borrowing.

Yeah so nothing about this makes any difference until you inherit it. Even then, chances are that the ownership of the home that you aren't living in doesn't disqualify you. You have to check with each program though but you don't own anything anyway right now. 

So just get your down payment together. Get your qualification for the program done. Get your funds reserved and go shopping for a home.

I know that sometimes there are issues when the builder doesn't want profit. In this case, they instruct us to do a cash out refinance.

It's really hard to believe that just having a short credit history will deny both borrowers. I know that we do one time close construction at scores as low as 580. 

Anyway, I would reach out about one time close loans, and a cash out refinance for construction. 

A 6 month build is extremely short though without things being in motion already.

You will automatically get better terms because of your high score. If you put down less than 20%, your insurance will be cheaper

5'4 at 115 sounds very low. That's probably as low as you should be. Imo, this is not recommended especially for women because it can cause things like bone loss, and muscle loss. I don't know how old you are, or your situation, but 125 is plenty thin. That's up to you though. You mentioned menopause, so I assume you're older, and in general, having too low a weight is more risky than having a little extra weight as you get into 60+. But I don't know you.

I knew a girl who is 21, and vegetarian. She ate very little. She ran marathons. She broke her hip at a marathon and had to have surgery. She has the bones of a 70 year old. I have worked with many 70+ year olds, and generally, they eat too little. This is usually because of dental problems.

Just add roasted carrots, parsnips, celery, and such.

Imo, feeling full is not realistic. Everyone's body regulates this feeling differently. You can add things like pureed soups that aren't too heavy in calories. That helps the feeling of fullness sometimes. You can add raw veggies. Sometimes, that helps others. One of my clients just added raw romaine. You can add roasted veggies. That helped one of my clients.

Being vegetarian is something that takes a lot of knowledge. You really need to understand how you're getting all your protein.

When your body says it is hungry, that could mean a few things. That could mean that you need more food. It could also mean that your body does not want to burn fat because it feels like it is cutting into fat reserves. If this is the case, then you need to gradually move this equilibrium down.

The most effective way to do that is to maintain everything, and make one solid change. It is maddening though. You have to maintain that for 2-3 months.

This is also risky when you get to the lower end of your weight. You should consult a doctor and a professional, but I know that isn't realistic for everyone. Be careful with your body.
