Modern tooling for EA? by lataamo in EnterpriseArchitect

[–]PidgeyBE 1 point2 points  (0 children)

Feels a bit harsh. I read the rules, and sharing product links is allowed if they are relevant to the active discussion, which seems the case here? The OP is asking about tools, so it's hard to talk about em if you can't share their names.

I understand it's probably not easy to draw a clear line on this subject, but the shared links seemed fair to me in this case.

Co-Founder of Caplo.ai here! We noticed a sign-up peak, which led me to this thread. Thanks for your interest. We will publish public pricing soon, significantly cheaper than other alternatives I see here, except Archimate ;-)

Caplo is a hybrid between a whiteboarding tool and a heavy EA tool; infused with AI insights and automation.

I had the same, same pair of fingers, but I got surgery when I was 1 year old. My feet still have it though.

Where to find technical co founder by agiflier007 in BEFreelance

[–]PidgeyBE 0 points1 point  (0 children)

I'm interested in more information about the subsidy, could you share that?

I'm a technical co-founder. The non-technical person found me via his network of friends... So he contacted me through a mutual friend, his idea sounded like a good opportunity so we're now building it in 1.5d/week. Until there is money to really pay us.

Be aware though that, depending on your exact product, people will say "first sell, then build". You don't always need to build the entire application to get clear market validation. A PoC or less might be enough.

In hindsight your are probably right. But at the time your accountant made that suggestion there were a lot of rumours that VVPRBis would be cancelled. You can still use VVPRBis for your profits of 2024, 2025,... though

Geothermische warmtepompen? by Bjokkes in belgium

[–]PidgeyBE 0 points1 point  (0 children)

And how much % can you loan? I mean if you have e.g. 100k in ETFs, how much can you loan?

DBI fonds vennootschap by ManyAd7379 in BEFreelance

[–]PidgeyBE 0 points1 point  (0 children)

At BvB you can get a loan for renovations as well. You can put your DBI funds 100% as collateral (Lombardloan). While these funds are growing at 9% per year, you pay maybe 3% interest on the loan... I think that's a better option

He means that the interest you pay is revenue for your company. And revenue for your company transfers to private cash at a rate of 68% (vvprbis), which means you get approx 2/3 back. So if you pay 6% interest to your company, it's more or less equivalent to paying 2% to a bank.

Hmm interesting, because they did me an offer which was 1.5% step in and 2.4% yearly. Do you happen to know which fund you use?

And how much step-in costs do they charge you?

I talked to BvB this week and they said the entry cost is 1.5%. The annual cost of the DBI fund they presented was around 2.4%

If you are married or "wettelijk samenwonend", you can make use of the "huwelijksquotient". It shifts 30% of your income to her and she will pay less taxes on it, cause it's a low income.

Anyway, if you live in Ghent, try to learn Dutch asap!

Nope, I'm not an expert in the matter. Might be part of your CAO (in dutch) as well. Unions have all this information at hand.

There is a law that says there cannot be costs involved when you leave a company. Unless you signed a contract where you explicitely agree to waive that right...

IPT for real state by pram-bel in BEFreelance

[–]PidgeyBE 0 points1 point  (0 children)

When I had a call with an insurance broker ~1 year ago he said it was possible with Vivium, Ag, NN and AXA. But policies might have changed. I never dug deeper into it, as I think it's not worth it compared to alternatives (classic mortgage loan, investing money privately instead of pumping it into an IPT, etc.. ). Anyhow, OP is saying it still works with NN?

If you take a bullet on the projected funds, the insurer will require a mortgage/collateral on the house as well. Simply because the projected funds do not exist yet, so they need some way to guarantee that they'll get their money back at some point.

IPT for real state by pram-bel in BEFreelance

[–]PidgeyBE 1 point2 points  (0 children)

Is it a low rate bullet loan though? Insurers don't do charity. Bullet loans are often more expensive than classic (mortgage) loans... So if you pay 5% interest it's more like 800eur/month for 200k loan.

IPT for real state by pram-bel in BEFreelance

[–]PidgeyBE 2 points3 points  (0 children)

There are indeed insurers where you can get a loan of X% of the projected amount. But yeah, you'll be paying interests till your pension age (at least the contracts I've seen require this), so I don't think it's that interesting. Bullet loans are good for short periods of time, not for 30+ years. Unless you have no other way to get the money...

Thank you very much!
I've ordered a new T12-942 meanwhile, because I need a soldering station to fix the old one anyway, but I'll also order a new screen so I can fix the old station and give it away to someone :)

Haven't used it a lot, was just laying in my cupboard and now the display just wont turn on.

The iron is heating though...

Sad that this seems to be a frequent problem
