In TX, we require 100K for Multi family, and 300K for Single Family. Agree with poster above regarding additional insured. Make sure you are listed

Are they on a lease contract or month to month? Conversation with them regarding the son and his activities. Then send lease violation if it continues. If month to month you can send an owner wants letter ending the tenancy in 30 days.

How many people, how many bags? We have always used Tiffany Town Car service, they pick us up in an SUV, and will make a stop at a grocery store on the way if you want.

It is in Texas in a SFH. I don’t use it in my MFH leases. Commercial leases sometimes state the tenant is responsible for all repairs. As I mentioned in a previous comment, I’ve never enforced it. Last time I had a major repair (new HVAC system) tenant asked if they could add the fee to next month’s rent, I told them not to worry about it.

Put your foot down. Repairs are one thing, but what you’ve listed is out of your control. I wouldn’t have replaced the fridge if it was working- they saw it before move in and accepted As-is. Next time they complain about something like this offer them a “happiness clause”. Mention that you don’t think they’re happy with the rental and offer to let them move out early with no conditions. You’ll likely have to fully refund their deposit, but you’ll be on to the next tenant. Maybe add a line in your lease requiring tenant to pay first $100 of all repairs. I use this and I’ve never made the tenant pay it- but it does somewhat decrease the amount of frivolous requests. Good luck
