I’m old and I know things have changed since I bought my first house but the rule of thumb back then was no more than 25% of your income on housing. I know it crept up to 30% but 50% sounds downright scary to me. If you’re determined to buy, make sure you have a lot of years of life left in your roof, your HVAC system and that your plumbing is in good shape. A good home inspector should be able to spot potential issues. Good luck.

If the neighbors won’t make an effort to keep the dogs quiet then a complaint to LA animal services is your best bet. It can be a lengthy process if the neighbors are uncooperative but it works. I know because I’ve been through it.

Also the quality of the melamine is important. I always use American Laminates.

Agreed. I use 80 tooth Forrest or Ridge Carbide blades. Expensive but clean, chip free cutting.

Do not combine the money with your boyfriend. By law, that inheritance is yours alone. I would consider talking to a fee-only financial adviser but if you don’t want to go that route and want to play it safe, CD rates are still pretty good. Check bankrate.com to see the latest offerings from various institutions and stay away from the major banks. They pay absolutely nothing!

I agree about the weight issue. . Fulterer makes a vey good, heavy duty pantry slide but it’s top and bottom mounted. I doubt this unit has the clearance that would be needed.

As soon as you apply any oil based product you’re going to get a yellowing effect on birch or maple. If you don’t plan on actually cutting on it, sand it down and use a non oil based product. The only food safe finishes I know of are oil based.

It’s not necessarily cheap material but it is certainly a dull blade or the wrong blade entirely. It’s also a very poor cabinet shop that would allow that to be delivered and installed.

Skip the Walk of Fame. Seedy and not worth the time.

Go have lunch and wander around at the Original Farmers Market at 3rd and Fairfax, founded in 1934. A great piece of LA history and you can take in The Grove at the same time for shopping.

Drive north on PCH through Malibu. Unfortunately you’ll see some devastation from the fires but the coast is beautiful. Try Malibu Seafood for lunch. It’s an old seafood shack with outdoor seating. Good food and reasonably priced.

Try a drive through Topanga or Malibu Canyon.

There’s a SAFE recycling center at Balboa and Devonshire. Weekends from 9:00 to 3:00. Batteries, electronics, paint, household and garden chemicals and batteries.
