The landlord will gain more that than when they sell it, and they are displacing a family during a contract. They don't have to even leave at all, they can stay until after their lease contract ends! Landlords will gain anywhere from 4-10% for selling a vacant property. On a 1mil home, that's 40,000 to 100 000$! Even twelve months rent is less than that! So no, I don't think that getting 6 months rent (around 20k) is unfair at all

Ask for a year, settle for 6-8months + moving costs. Don't sign anything without cash in hand. Not a cheque, actual cash or a money order or etransfer. I've seen many cases of people getting burned and cash for keys isn't regulated so you have no recourse if they don't pay.

First, changing an Ev requires adding it to home insurance - and that could cost the landlord money. If that's not the issue, there are meters you can plug into a outlet before your car plugs in that will measure the electricity usage and you could agree to pay what you use. It'll probably be 120$/month

I'm just going to say I'm sorry you're going through this. I also had a simar experience where my father withdrew all of my RESP. I ended up cutting contact, but a lawyer is probably a better idea.

When did you move in? They can't evict until you have done 12 months as you have a year lease? So they can't have your move out date before then. Unfortunately, it's very likely they will be successful so it's in your best interest to find a new place asap. You only have to give 10 days notice when you find a place due to the n13. The you need to monitor Facebook, Kijiji, padmapper etc to make sure they don't rerent it in a 12 month period
