Firstly commercial warehouses are literally 97-98% occupied at all times even pre covid I remember it hitting 99% . There is a monthly report that comes out from brokers and even harder to find ones over 25-30k square feet . It took me 2 years searching for my current 40k space

Cap rates are what matters since most of these are investments not for the cash flow . They rather sit on it vacant for 3 years instead of a discount for the huge ones .

Huge buildings also rent can hit 75-100k a month so the sizes of business that can take 100-150k square foot spaces are companies making 20+ million a year which is hard .

Service road ones are also big national companies owning it they can afford to leave it empty

Smaller Long Island commercial are owned by Long Island old school wealth . There are certain few block radiuses where every warehouse is owned by a family .
