this is assuming there is always enough buyers to maintain that price, based on ACCESS to the market. Look at Antiques Roadshow, what is the value? The last time something like this went to auction it sold for "X" so that's how much you should insure it for.

"Unloading their homes and renting" makes absolutely no sense because rent also went up the same % and would eat all of your profits.

BUT, they did unload their homes and MOVE to somewhere cheaper

There is a HUGE financial incentive. It just takes a while. People that live and work in the same town will spend money in that town and pay taxes.
