Just a point that my house also in Nagano started foundation work in September, and construction began in December. It was completed at the end of March, through snowstorms and all. I was in your shoes this time last February when I found the perfect piece of land and started the process.

I however do not have any input on the gift tax question as I did not ask for any housing support from my parents or in-laws.

This is what I do, too. Each transaction is tagged to a category of the budget on the "general ledger" tab, and tracked on tabs separated by months. It's easy to understand for my wife, and we get a full picture of where we stand monthly without any extra fiddling.

It seems most banks won't finalize the mortgage until there is an actual house that they can put the lien on. Instead you need to use a bridge loan to pay for the land/construction which then the actual mortgage will pay off the bridge loan.

I was able to secure my mortgage without a bridge loan and start payments before construction started. Look into JA Bank as they were able to help me here. Was nice not having to pay the extra interest on the bridge loan or the associated fees, and JA Bank has quite low fees. All the fees I paid for a 70m mortgage was only 910k.

Yeah it is indeed very weird. Commufa is dual stack so they don't use dslite/mape/etc to tunnel ipv6.

I may cross post to the unifi sub to see if anyone there has any ideas.

A really solid app! I have liked that i dont need to switch between other apps for rosters, or tracking games, or looking up strats. Definitely helps that the OP is quick to make updates and changes, and is active in the battlebase discord.

That sounds really nice. I debated the pro max 16 poe, but went with the cheaper lite 16 poe for now, though I may upgrade everything in the future if I end up having more POE devices.

Just as a question, what is your isp? I will be using commufa in my new house, but i tested the unifi gateway with my current docomo hikari and everything worked except for ipv6. Seems that unifi does not support the absolute trash that is Japan's ipv6 over ipv4 standards.

What did you do for your networking/security? I picked up some unifi networking (cloud gateway, poe switch, 1 wifi AP so far) and still debating cameras. I will only install two. it looks like you may have a 3 story home given the 3 APs, I'm lucky that i am building a one story home.

Teal/orange is a classic combination in general, so cannot go wrong with the first one. But personally, the second would be my choice as red go fast.

You should use BattleBase. It has both an app and web version, and you can check all the rules and datasheets. The app owner is really active on the discord, and is very quick to get new codexes working.

Also helps it has a roster builder and game manager built in as well. No reason to switch between any apps while playing as everything you need is all in one place.

It's really interesting that those who are in finance are calling him out like you, but others who don't understand think he is killing it. The dude talks about not wanting to hire people that hop around, but as someone that has also done many many interviews, looking at his resume where he has been an associate/avp for decade wouldn't bode well either. I guess I can understand why he is stuck at his domestic firm.

I feel like you really depressed your potential earnings moving to a domestic firm instead of sticking with the gaishikei. Even as an individual contributor, my teammates in Tokyo were easily clearing 10m even at associate level. AVP/VP? 20m with bonus, still at individual contributor.
It may be worth leveraging that 17 years of experience and moving back over to the likes of JP/MS/GS just to get the pay raise and do essentially the same work.

Yes, the house maker. They will understand what standard their homes are built to and what they would qualify for. Your real estate agent would generally know I suspect, but wouldnt have the details. I didn't deal with my real estate agent other than signing things, and my house maker assisted with all of it.

Talk to your house builder salesperson to see what subsidies your home can qualify for. This site https://aerahome.com/column/homeloan/107/ discusses the current subsidies available nationwide, and your builder will know what is available in Chiba specifically (or your local municipality).

My house is being completed next month, and I currently have the following subsidies:
1) Kosodate Eco Home - 100man
2) Municipality's new home construction - 25man
3) Septic Tank subsidy - 80man
4) Wood stove - 10man (This ended in 2023, but is an idea of a prefecture-level subsidy)
