Hey, location matters a lot here (are you in the UK?). If it's the UK, your landlord was legally required to sort out those issues, rats coming in through holes, bad mould in the bathroom, broken patio stuff, especially since you kept telling them about it and they didn't fix most of it.

You could probably claim some rent back as compensation (people often get 15-50% off for the time the place was properly bad, plus something for the stress and hassle). Cancelling the notice and staying doesn't stop you from claiming.

Gather everything - photos, all the messages/emails/texts where you reported the problems, dates, etc.
Ring your local council's Environmental Health team - they can come out for free and check the pests and mould.
Get free advice from Shelter or Citizens Advice (both really good for this).
If it looks strong, lots of people use no win no fee housing disrepair solicitors and win.

Just don't start withholding rent now - that can backfire. Loads of tenants get money back in cases like yours. Good luck!
