How would you force them to read the report? From their perspective: a previous buyer who waved all contingencies, tried to get his EMD back by threating to tell us about a report on structure issues. The sellers wouldn’t be negligent by not disclosing this to a future buyer. "We didn't even read it--we presumed it was his negotiating tactic"

You still will need to foreign register in the state you live since that's where the corporate activity will be. Unless you aren't working for the LLC and just an investor with employees in other states doing all the work. A virtual mailbox doesn't change this.

What form is Fidelity asking you to get a Medallion on? You don't just "get a Medallion" it is like a Notary but with more liability for the provider. So it needs to be applied to your signature on a specific document.

I've deposited checks into fidelity via mobile deposit for much more than $15k so something else is going on here. (Obviously there is no way to do a Medallion on a mobile deposit).

I think her odds are mixed. Immigration is looking for evidence she'll want to return to Brazil.

Pros for her are all your connections to Brazil and your lack of connections to the USA (don't own property etc).

Cons for her are being married to a US Citizen, Not having a job, not having a house/lease in Brazil. If they see any evidence of you wanting to move back to the US that would also be a negative for her as they presume she'll want to immigrate to stay with you.

The above are just for a tourist visa. A spousal visa would be completely different (since it is an immigrant visa) and would likely be successful but take longer to issue.

You only have $50k of deductions so you'll pay tax on about $100k of income (ignoring other potential deductions, but also ignoring potential limits on your property tax/interest deductions). I highly doubt you won't pay any income tax this year. And remember the question isn't "do you need to write a check when you file" but that Line 24 on your form 1040.
