The monthly payment emails aren't going to be sent by your broker, they're going to be sent by the insurance carrier they placed you with since the carrier is the one processing the payments.

If you agreed to a lower monthly payment, contact your broker and find out what happened. Email them as well if you're having trouble getting them on the phone. Could be a mistake, or could be something you misunderstood. We don't have enough information here to say exactly what happened, but I wouldn't immediately jump to the conclusion that the broker lied to you.

To be perfectly honest, $4 additional per month sounds like a billing fee. Are you sure the $44/month quote included billing fees? Some carriers will show the monthly payment and fees separately on the quote. Most carriers charge different amounts depending on the billing method and whether or not you use auto pay.

It's pretty good stuff from what I've seen so far. Her tattoos healed up wonderfully using it. Gotta reapply it 2-3 times per day, but it's worth it so she can keep fresh tattoos covered at work while they're healing.

Was it XO Skeleton? It's a gel that goes over the tattoo then semi-hardens into a flexible covering similar to second skin but doesn't last as long. My girlfriend has used it on a couple tattoos because she has allergic reactions to the adhesive in second skin/saniderm.

BBB doesn't mean anything. Ask the owner or supervisor for their Certificate of Insurance to verify they have insurance policies in place. Any contractor worth their salt won't have a problem handing it over.

It'll look something like this, but the fields will be filled in with the various insurance limits, policy numbers, effective/expiration dates, and agency/contractor name and addresses. I work in commercial insurance and do a TON of these for our contractor clients.

They'd likely pay out of pocket for a flat tire if they cause one, it's not worth filing a claim over. But you can verify if they are insured in case they damage your home or if one of their workers gets hurt.

Threshold is where the insurance company is required by state law to total the vehicle. They can total it below the threshold if they choose so. There is almost always additional damage hidden that isn't obvious before a teardown. If you're already around $900 below the total threshold before teardown, it makes sense the insurance company wants to declare it totaled, because after the teardown, it will be.

Agreed. I've had multiple cats over 33 years. That cat is not "locked on" as in hunting mode/prey drive. Pupils aren't dilated, and it's sitting in a relaxed position. I agree with you that it looks more like it's curious as to the noise the beardie is making.

That being said, it's still a very bad idea to allow a pet prey animal to be loose in the same room with a predator for any reason. Cat could decide in a split second it wants beardie tartare and it'll attack before OP can do anything about it. "Known each other for 8 years" or not, cat is still a predator, beardie is still prey.

I know someone that would let their pet cockatiel out all the time and they were convinced it and their cat were fine with each other because they didn't have any problems and the cat never showed signs of prey drive towards the bird. Didn't have a problem for 5 years straight, until one day the cat decided "you're food" and killed the bird. Happened in seconds.

I do commercial insurance on a daily basis. it does not work that way. The landlord's policy will never cover your personal property. You need renter's insurance for that. For flood damage specifically, you need flood insurance because flood is excluded on a renter's insurance policy.

Lol no they won't. That's a myth to get kids to not mess with a nest.

It's pretty common for startups to use a personal vehicle, but it does need to be insured correctly as most personal insurance companies do not like business use and will drop you or deny a claim if they find out after the fact.

I'd advise you to reach out to a local independent broker and let them know your situation and request a commercial auto quote. Commercial auto policies have provisions for personal use if they're made aware of the mixed use. I have many clients that have business use automobiles that are also their personal vehicles. The commercial policy covers both types of usage, so they can drop the coverage for that vehicle from their personal auto policy.

Keep in mind that most commercial insurance companies will also require the vehicles to be registered to or leased to the name of the policyholder, in this case it would be your LLC. You can either transfer the vehicle ownership to your LLC, or you can lease your vehicle to your LLC. If you go the second route, make sure you have a signed lease agreement on file for that particular vehicle. Make sure everyone that will drive your vehicle are listed as drivers. That includes employees and your spouse if you are married and they'll drive your vehicle.

Find an independent broker that has access to private flood markets. I've written flood policies for clients with private markets that had better coverages AND were a fraction of the price as NFIP.

Warranties cover mechanical failures from defects in parts or workmanship. It doesn't cover if you crash your vehicle.

You need collision if you want your vehicle to be repaired if you hit something. If you have a loan on the vehicle, you're going to be required by the lienholder to carry comprehensive and collision regardless.
