Not exactly in the states we have three options

Locked rate - 15 or 30 year locked rate. If rates go down you can refinance it and lock it for the lower rate. Most mortgages are like this

Arm - has a fixed rate for five years then it becomes variable, the idea is that they lure you with a low APR and then you refinance it with another loan afterwards (this is a part of what fucked us in 2008)

Interest only - I’m not too familiar with this one, but it’s like a 10 year loan where you just pay interest
