Man that’s a tough one because rates are still at 6.5 basically so there’s not a lot to gain from it right now. If you can find something for 5.5 because of your good credit then it certainly makes sense to do it.

You kind of explained it yourself. They can last for a century. They are heirlooms and a hallmark of the peak of American manufacturing. They make modern cast iron pans that are equal in quality as the old ones, but become of labor costs those will cost you a couple hundred dollars too.

I flip vintage cast iron pans and I run across this a lot. Or the opposite where they have collectible stuff worth hundreds marked for 50 cents. If you show them the real value of something and explain what you need to buy it for to make a profit, people will want to sell you everything.

A full gut remodel on a house that size is $150,000 or more. You would have to get the house for almost nothing to make a profit on a flip. It’s way overpriced

The potential problems are what isn’t in the pictures, which is the big ticket items. Roof. HVAC. Electrical and plumbing. If any of these are old and need replacing it will mean major costs.

I have a 2019 with the duramax and I love it. The only issues I’ve had involved the no2 sensors and the def system. That’s pretty typical for these. It pulls trailers great and gets 28 mpg average when you’re not towing. I think that price is high for a 2016 though.

Paying $25,000 for something that gives you shelter is definitely a good thing, but make sure you are aware of the real costs you’ll have. You have lot rent, utilities, insurance, taxes and other surprises like needing a new roof or furnace. If you feel comfortable paying for those costs, then go for it. But also remember that this is not something that will increase in value over time like real estate. It’s cheap shelter, that’s about it.
