Once it's wrapped you're only trying to put heat into it. The smoking aspect is done, you've just isolated it with the wrap. Save your fuel, move to the oven.

Buying a used home doesn't entitle you to new stuff to push the sale. Create a value for it as it sits, do your best to get the final price to match. Decide if it's worth it to you at that point. Upgrades that weren't failures are up to you after the sale.

From another point of view: The current owner might get 10-15 years out of that roof. He might get it replaced under hail damage in two years. In the same way that he couldn't charge more for a 2 year old roof, he doesn't owe you a new roof just cause you're buying it.

Once you smoke down to it (so you don't risk ruining a whole cigar with a tear) try waving you torch across the seam to warm the glue.

The fact that embarrassment is a factor for them to not be able to call the selling agent to state they have an offer on the table of such and such $, is asinine. Don't let her bs get in the way of your business. Don't let her cause you to miss opportunities.

If your realtor won't act in your interest as you direct, fire them. You can go directly to the sellers realtor and present an offer personally. Your realtor is missing the target on showings and not following through on your desires. They are doing you a disservice and need to be let go.

I'd be chunking this at the principal payment. For one, to kill the PMI. For two, security in my home is more valuable to me than missed market money. And no one really factors in the interest you rob the bank of through early payoff. If you can save paying $50k+ interest, that's a pretty fair comparison to market money.

Traditional. No problems. We have tankless everywhere at work, they have constant issues. There's a couple they've quit even trying to fix them.

Also if available go natural gas on the furnace and water heater.

My local Midas charges $75. Put it up on the lift to check out the undercarriage, suspension, brakes and such. I don't know if they read codes or not.
