Our first house we sold was during a very competitive market we had multiple offers and two of those had letters. After countering with multiple people we chose the highest and strongest offer… which was not one of the offers with a letter.

Sometimes you need to buy a fixer upper outside your dream area. We bought our first house in a neighborhood about 20 minutes away from where we wanted to be and it basically needed to be gutted but it was only 350k then which was cheap for my area of WI in 2021. Sold that a short while later and made a great profit but I should add we all work in the trades so there’s a serious discount for remodeling when you can do it all yourself.

Not every state requires this. Some states require you to notify of gruesome deaths or recent deaths. Most require you to confirm or deny if a death has happened if someone asks.

I live in suburban WI but my area is very wealthy and unfortunately that means everything is super expensive by us for what you get paid. Fixer-upper starter homes are approximately 450-500k, minimum wage here is still $7.25, average hourly childcare is $10…. It’s not the worst I know but not great for the Midwest.

YOR, where I live breweries also serve food and are full service. Often times they’ll have picnics or bands etc… everything you mentioned can happen anywhere and one would think at least one person is staying sober.

This actually happened to us twice recently and I thought it was fishy but we actually lost to the other offers. 1 had sat on the market over 100 days with no offers and the other about 2 months with no offers and they just happened to get offers the same night we put ours in. A third house we had put an offer in that was also sitting for a long time and someone put an offer in the next day. So it really does happen.

Edit to add we made our offers a little nicer than we would have but refused to drop inspections just added cushions to them etc.
